T3 Sterling Road is a landmark development in Toronto’s Junction Triangle, bringing sustainable, timber-based construction to this vibrant neighborhood. Designed as a creative office campus, it delivers 415,000 sq ft of flexible workspace, curated amenities, and strong transit connectivity, emphasizing timber, talent, and technology.
The mass timber scope includes 6- and 8-storey buildings reaching 130 ft (40m), totaling 310,000 sq ft of timber office and amenity space. The structure features DLT floor and roof panels with glulam post-and-beam framing, supported by steel brace frames.
8” DLT panels span up to 22’ while achieving 2-hour FRR. Although the 8-storey design exceeded local code limits at the time, an Alternate Solutions Report allowed exposed timber throughout.
Procured and fabricated during the height of COVID-19, the project required agile sourcing strategies. 3x European Spruce was selected over standard 2x SPF, improving fabrication efficiency and delivering a wider lamination aesthetic.
