AJ Retrofit Awards Winner 2025…….so thrilled and surprised to have won the best UK Project under £800,000 at the awards last night.
We could not have achieved this without such hard work and dedication from our team, the wider consultant team, the contractor and mostly our fantastic client.
Lastly, immense thanks to the AJ @architectsjournal and the judges for such amazing and kind words in their citation (below)…..

‘Outstanding,’ said the judges about this contemporary reimagining of a run-down lower ground floor flat within a London terrace. ‘As a piece of composition, it is beautiful; the material approach is striking; and the space planning could be replicated all over the country.’
The project provides an enlarged two/three-bedroom apartment, which cleverly connects to light and the garden. The extension is developed as a contemporary canted bay, angled at the rear to lessen the visual impact on neighbouring properties. The design concept draws on a contextual reinterpretation of decorative bay windows and detailing from the front elevation and wider conservation area.…
…..Large new triple-glazed windows and mechanical rooflights allow for passive heating and cooling. The careful material choices include wood fibre insulation, low-VOC paint, clay plaster and natural timber. The thermal performance of the building was upgraded by adding insulation to roof and floors and the walls were clad in external insulation, limiting cold bridges. The home has MVHR and is heated by an ASHP.
As the judges enthused, this project shows you can have ‘phenomenal architecture’ alongside ‘sustainable thinking and systems’

Fantastic that Terzetto has been shortlisted for the 2025 Architects Journal Awards.
The project is a refurbishment, modelling, and extension to a property within a four-storey mansion block in West Hampstead that extends the living spaces out into the rear garden and introduces some of the detail and historical proportionality from the front façade.
Congrats to all shortlisted practices and to our team, consultants, and the client.

Château des Roches, France (2/2)
Located in the Loire Valley, this historic, walled quadrangle farmstead is surrounded by 14 hectares of vineyards and sits atop ancient underground wine vaults dating back to mediaeval times. The property also features a ‘pigeonnier’ (dovecote), as evidenced in the domed pale brick roof and internal perforated brickwork.
The property was bought by our clients @chateaudesroches as a destination venue for weddings and viticulture-related tourism. They also envisioned building their own bespoke home within some of the dilapidated outer farm buildings protected during high season. However, the property lacked a central unifying space within the existing courtyard.
Our research of formal courtyards to French country houses led to a series of interventions: new glazed venue space was created to accommodate up to 70 guests, with facilities and dancefloor located within a historic vault space below, accessible via an existing ramp. Courtyard views that had previously been restricted to the limits of the solid quadrangle stone walls have now been extended to the vineyards beyond, with proposed oak and corten steel-lined openings crafting social spaces, including a communal kitchen for the guest rooms, a wine tasting bar, and outdoor cooking area.

repoussoir, Clapham, Lambeth
The terraced London house with rear extension is a familiar typology. This project involved an intervention including a ground floor rear/side extension, internal reconfiguration and a lowered garden.
We avoided adding a large roof extension to the historic property that would dominate the roofscape, and present it as insensitive to the character of the area. Rear external walls and internal partitions to the ground floor were removed, dissolving the threshold between inside and outside. To maintain this connection, we introduced a striking structural solution of interconnecting, perpendicular black steel frames, with infill frameless roof glazing and glazed aluminium bi-fold doors forming the primary building envelope, altogether maximising light passages.
The use and retention of brick throughout the property maintains warmth and connection to the existing historic structure. The new steel features provide tension that contrasts with and acts as a foil or repoussoir to the existing building, enhancing its traditional, monolithic nature. The resultant home is a remarkable series of living spaces, totally unexpected behind the otherwise polite Victorian street façade.
