CityHousing Hamilton had a clear goal. Deliver deeply affordable housing, fast, without sacrificing performance or dignity.
On July 14, the team officially celebrated the grand opening of 1620 Main St. E., a six-storey Passive House building on a remediated urban site in Hamilton’s east end. This project reflects what’s possible when municipalities lead with purpose, collaborate early, and challenge the assumption that better takes longer.
From the beginning, CityHousing Hamilton asked: How do we build something that’s not just affordable to live in, but affordable to run? Something that doesn’t lock residents or operators into future costs or inefficiencies? The answer became a locally sourced, prefabricated, mass timber structure, delivered through an integrated design-build model in just over two years, from procurement to occupancy, despite site complexity, approval delays, and a city-wide cyberattack.
1620 Main St. E. is one of the first in North America to combine Passive House certification with affordable housing and Canadian-sourced mass timber.
