Designed by Dattner Architects, the 26-story, 300,000 SF mixed-use development brings 277 affordable homes to the Bronx, alongside a medical facility, supermarket, community support space, and a student services center for CUNY Hostos.
As one of the largest Passive House-certified projects in North America to date, 425 Grand Concourse demonstrates how affordable housing can advance environmental performance, resident wellness, and climate resilience. The project achieved PHIUS+ 2018 CORE certification, with up to 70% less energy use, a predicted site EUI of 22.1 kBTU/SF/year, and more than 30% indoor water use reduction.
Thank you to the Mayor’s Office of Environmental Coordination and the NYC Capital Green Building Program for recognizing this project and its contribution to a more sustainable, equitable New York City.

The recently completed Utica Crescent project in East Flatbush, Brooklyn, contains 322, all affordable apartments (including 89 that are designated for seniors as part of New York’s Empire State Supportive Housing Initiative (ESSHI) program).
The project occupies a site encompassing nearly half a city block that was formerly a surface parking lot for the Kingsbrook Jewish Medical Center.
Utica Crescent is part of the Vital Brooklyn initiative, which takes a holistic approach to improving health outcomes through access to housing, healthcare, healthy food, education, and economic empowerment.
In addition to the new affordable housing, the project will also contain a dedicated healthcare space for One Brooklyn Health, a proposed supermarket, a neighborhood services outreach space, and a new home for the 67th Precinct Clergy Council - a community-based violence reduction organization that has been operating in the neighborhood for decades

The design leverages the large site and long street frontages, adding gentle concavity to the street wall. This disrupts the conventional, rectilinear ubiquitous to affordable housing while creating pools of space at the ground level, expanding the sidewalk and drawing people into the ground floor entrances.

We’re thrilled to see the Greenpoint Library and 300 Huntington Street featured in @nycplanning ’s Principles of Good Urban Design guidebook.
At the Greenpoint branch of the Brooklyn Public Library, a tiered system of three immersive landscapes connect the building to its urban and ecological context. From @nycplanning : “Well-designed buildings invite the public in through attractive sidewalks, ample seating, natural light and family-friendly programming—and the Greenpoint Library is no exception.”
300 Huntington Street is the southern portal to a network of planned public spaces along the Gowanus Canal. “The project demonstrates a thoughtful urban design approach that builds upon the area’s industrial history while accommodating the needs of a growing and evolving neighborhood.”

Yesterday, Gotham Organization joined Governor Kathy Hochul, Monadnock Development, and the Christian Cultural Center to break ground on Innovative Urban Village in East New York.
Phase I will deliver 385 affordable apartments—including 94 supportive housing units—while setting the stage for a new 10-building, 2,000-unit community that prioritizes affordability, sustainability, and opportunity for all.
