We’re thrilled to announce that Gate 8 has been awarded the Good Design Award 2025 for the Built Environment in the category of Architectural Design.
Gate 8 embodies HCO’s commitment to delivering thoughtful, functional spaces that elevate the commercial landscape. From concept to completion, every decision was guided by human-centric design, attention to detail, and a shared vision for excellence.
This recognition is a tremendous honour, and it reflects the thought, care, and collaboration that went into every aspect of the project.
We are incredibly grateful to everyone involved in bringing Gate 8 to life, and proud to see this work celebrated nationally (and internationally!).

Every design decision tells a story.
At Maybloom Bentleigh, natural light, material contrast, and layered textures work together to create calm, uplifting spaces. We create spaces for how people feel - and plan for them to evolve over time.
But design is only one part of the story. Every Maybloom project is also built around a central concept: creating a space where people thrive. Bentleigh continues that legacy, offering a connected, community-focused environment that supports everyday wellbeing.
And beyond a single project, this reflects the HCO approach: design-led, purpose-driven development, built with intention, collaboration, and longevity at the centre of every decision.

MAYBLOOM BENTLEIGH / Designed as a transitional moment between public and private spaces, the entry sequence at Maybloom Bentleigh features beautiful hand-laid pavers and a custom steel screen, materials selected to ground the building in its urban context while offering a tactile, layered experience.
These details might seem small, but to us they say a lot. Every detail here reflects how we think at H.CO: intentional, layered, and built to endure.

There’s intention behind every decision.
At HCO we choose materials for durability, local availability, and timeless character - a choice shaped by collaboration across our design, delivery, and consultant teams.
It’s not just about aesthetics. It’s about how materials perform, how they feel to the touch, and how they evolve over time.
This is design led by insight, made possible by a team who understands how to bring it to life.
Featuring material selections from recent projects, each chosen with intention.
HCO’s current portfolio spans diverse locations and industries, from wellness precincts to community-centric designs, but each project is shaped by a consistent approach: considered, purpose-driven development of spaces that are built to last.
Here’s a look at some of the latest projects in the mix.
Maybloom Bentleigh // The next evolution of the Maybloom brand. Designed in partnership with @jam_architects@cobenbuilding and @tango_projects Maybloom sets a new benchmark for holistic wellbeing in Bentleigh.
Completing August 2025.
939 High Street Armadale // Perfectly positioned opposite the historic Kings Arcade, this boutique development brings together a refined vision designed in partnership with @cerastribley
Commencing Q4 2025.
Each site is different.
Each solution is unique.
But our driving principles remain the same.
We look forward to sharing more.
Design begins with people.
At HCO, we approach every project by considering how a space will be used, moved through, and experienced, not just what it looks like.
This principle shapes everything from spatial layout to material choice.
We believe the goal of successful developments shouldn’t just be to look good - they should function, adapt, and enhance everyday life.
This is our approach. This is what we build.
MAYBLOOM BLOOMSUITES / Consulting suites designed with purpose, and built for longevity.
Within the Maybloom precincts, BloomSuites offer more than just workspaces. They're thoughtfully designed environments where wellness and productivity can co-exist.
These suites also reflect part of a broader vision: to create community-driven precincts where purpose-led businesses can thrive, and where people feel supported from the moment they arrive.
HCO is proud to be delivering BloomSuites across both Maybloom Clyde North and Bentleigh locations - reflecting our commitment to thoughtful, future-ready developments that work to meet the needs of growing communities.
MAYBLOOM CLYDE NORTH / Signage and wayfinding that does more than just direct, it reflects the identity of the precinct itself.
Micio’s involvement with Maybloom Clyde North was crucial. The team delivered the perfect blend of minimalism and personality across wayfinding, signage, and environmental branding - seamlessly tying the space together.
