As we wrap up our exploration of build to rent (BTR), we reflect on the many insights shared about this evolving market and what modern urban living can be. Here are our top 6 key takeaways on BTR developments in Australia: 1. It’s changing the fabric of the residential sector, with BTR projects introducing quality, sustainable homes that are cost efficient to run and adaptable to residents' needs. 2. They are designed to foster vibrant communities, featuring versatile amenities that enhance social interaction and belonging. 3. There’s a personal touch to BTR, with reliable onsite management and maintenance elevating the resident experience. 4. Strategic site selection is vital, with BTR developments positioned close to urban centres and transport for increased appeal. As we expand our cities, the sector has the potential to lift suburbs, breathing life into neglected areas through community and amenity. 5. Changes to the planning system are needed, to expedite approvals and get projects off the ground. 6. We may only be seeing premium BTR developments right now but we're at the very beginning of the journey. Studio apartments, townhouses and family homes out of town are very likely, down the track. 505 Little Collins Street in Melbourne recently underwent a refurbishment to modernise and revitalise this 12 level office building, enhancing its charm in a market facing high vacancy rates. The vision was to create a community hub that appeals to both tenants and the public, and transform previously underutilised spaces into bustling retail and amenity areas. #NDY provided the structural services for this upgrade, covering functional and aesthetic elements such as facade improvements and a lift shaft extension. A key element of the redesign is the addition of 5 metre tall freestanding canopies, designed without braces to give the rooftop space an open, flowing feel with unencumbered views of the city. Congratulations to our project partners on the successful upgrade of this much loved 1980’s building. Waka Kotahi NZ Transport Agency (Waka Kotahi), a government department in Wellington, wanted to unite their team under one roof. Coupled with increased remote working, the vision for the new fitout was to provide a space that creates a welcoming environment, provides greater flexibility as business needs evolve and supports digital collaboration. The design, spread over 6 floors, features open plan areas, meeting rooms, presentation spaces and cutting-edge technology to support a dynamic and modern way of working. #NDY provided specialised acoustics, electrical, fire protection, hydraulic, mechanical and sustainability services to create a workplace that will adapt to future business needs. The Green Building Council of Australia (GBCA) recently held their sixth annual TRANSFORM conference, featuring pioneering thought leadership in sustainability thinking and gathering important leaders who influence the direction of Australia’s built environment. With the conference boasting over a week of keynotes, panels, breakouts and networking sessions, our NSW Sustainability Lead, Zoe Neill, spoke on a panel alongside Steven Peters (#ISPT), Benjamin Towell (@ocbcbank ) and Julieta Loya (@woodsbagot ) where they discussed the challenges, impacts and outcomes of retrofitting and electrifying existing buildings. During the discussion, Zoe shed light on the technical hurdles in designing mechanical systems and electrical infrastructure. She noted how net zero action plans and yearly reviews help refine strategies, especially when moving away from fossil fuels is difficult, like with industrial laundry machines. Finally, Zoe emphasised the importance of consulting and involving a diverse team of engineers and specialists, for services such as mechanical, electrical, structural, acoustic and, of course, sustainability. Thank you to @gbcaus and everyone who took part in the TRANSFORM conference.
