Treehouse Apartments Update
The team at Treehouse have been busy bringing this project to completion. The last month has seen many key milestones being reached including:
Completion of all tiling;
Final planting to landscaped areas;
Finishing the swimming pool, timber soffits, and feature cladding throughout;
Painting basements and car bay areas;
Removal of all scaffold; and
Finishing off the final works to the penthouse apartments.
A council inspection is booked in for this week bringing the project one step closer to reaching PC.

Kiara College Update
Works at Kiara College are progressing well with EMCO Building already handing over several Separable Portions of the works. The refurbishments to the existing classrooms are now complete and have been handed back to the school. The new Car Park and Kiss & Ride on Benara Road have also been completed.
EMCO Building has fast tracked the Entry Car Park works in order to hand them over to the school early. These are expected to be completed with the next month, along with the completion of the projects extensive electrical and fire services upgrades.
The Performing Arts and Student Services buildings both have footings and ground slabs complete with the tilt panels poured and ready to be erected in the coming weeks.

South Regional Tafe Esperance - New Replacement Campus Update
There’s been a plenty happening on the New Replacement Campus Project since our last blog back in September.
• Roof sheeting is at 95% cover;
• Partition framing work is all but complete and gyprock is underway;
• Mechanical ductwork has been installed to the Admin Block;
• Electrical installation is well under way to Block A and B;
• Window installation in progress to both Block A and B.
Final Earthworks are scheduled to commence mid to late March along with landscaping works

Yanchep Secondary College – Stage 2 reaches PC
Following the successful delivery of Separable Portion 1 (SP1) in July 2020, EMCO Building’s is happy to announce that the Yanchep Secondary College (Stage 2) Project has been completed after achieving Practical Completion for Separable Portion 2 (SP2).
The remainder of the refurbished facilities have now been handed over alongside the previously completed new Performing Arts building.
Overall, the contract included the construction of a new Performing Arts Block and refurbishments to the existing Technologies Block (D Block). This comprised upgrading the engineering, metalwork, and woodwork workshops, a new commercial food workshop, prep areas, and a new mechatronics studio.
Minor refurbishments also included the health education block to incorporate a fitness centre and revised health education classrooms. External works forming part of this contract include new carparks, drainage civil works, a drop off loop (located north of the existing administration block), and both soft and hard landscaping.
Yanchep Secondary College staff and students are delighted with the high quality of finishes delivered by EMCO Building.

Cockburn Fire & Emergency Services Fire Station Project reaches PC
EMCO Building’s Cockburn Fire & Emergency Services Fire Station Project has achieved Practical Completion 10 months after construction began in last year.
The project management team of Justin De Pardo (Project Manager), Mark Ardley (Contracts Administrator), and Alex Forbes (Site Manager) delivered a magnificent facility. Special mention also goes to Zoe Woods who worked on the delivery of the facilities in the early stages of the project.
The state-of-the-art fire station will soon serve the needs of the growing Cockburn community and operate as the new home for firefighters from the Success Fire and Rescue Service.
The project comprises dormitories, covered carpark, gym, dining, vehicle washout, rescue pad, and specialised training tower. In addition to the facility’s construction, EMCO Building was also required to upgrade and extend the ministers sewer 110m from the main chamber located to the west of the site. The ground conditions within the area resulted in nearly 5 months of sewer works with continued dewatering of the site.
The new station has been designed to meet the current demands and needs of the community while being future-proofed to accommodate future population growth and changes to the urban landscape of Cockburn and the surrounding areas.

Sunningdale Primary School Project achieves PC
EMCO Building’s Sunningdale Primary School Project has achieved Practical Completion and will now be known as Yanchep Rise Primary School.
This exciting new school facility consists of an Administration Building, Library Block, Staff Room Block, four (4) Teaching Blocks, Covered Assembly, Canteen Block, and Music Room, along with External Works and Services.
School staff are delighted with the high quality of finishes delivered by EMCO Building and are excited to use their new facilities in preparation of the new school year.
The four (4) teaching blocks include fifteen (15) classrooms along with Arts and Craft and Inclusive Education facilities. The new school will accommodate approximately 430 students and 40 staff from Kindergarten through to Year 6.

Glyde Street Apartments Project achieves PC
EMCO Building’s Glyde Street Apartments Project has now achieved Practical Completion.
The 6-storey Design and Construct (D&C) mixed use development project includes 29 apartments and 2 commercial tenancies on the ground floor located on street level alongside a green community parklet. The Mosman Park development also includes a roof top terrace with spectacular views and onsite car parking. The area is also home to some of the most elegant properties in the Perth’s inner suburbs
Glyde St’s carved-out form maximises the north light, creating airy apartments and communal spaces. All areas, including the large residential foyer, have been designed with lush greenery, natural textures and bronze finishes. As a former nursery, the building’s landscape design reflects its past with an eclectic mix of plants and materials.

Aegis Shoreline Residential Care Facility achieves PC
EMCO Building’s Aegis Shoreline Residential Care Facility Project has achieved Practical Completion.
Construction of the new 3-storey Aged Care Facility in North Coogee was completed in 23 months. The facility comprises 238 beds, all with ensuite bathrooms, as well as nursing stations, hydrotherapy rooms sensory rooms, doctors suites, treatments rooms, activity therapy rooms, laundry amenities, and commercial kitchens. The state-of-the-art facility also includes dining rooms, lounges, theatres, hair salon, men’s shed, and associated administration facilities.
EMCO Building’s project team did a magnificent job on such a complex project. As the facility was constructed in a coastal area and adjacent to a busy rail line, particular attention was paid to the building materials and structural solutions utilised to minimise maintenance and the impacts of weather, noise, and vibration. Additionally, EMCO Building delivered the project adhering strict regulations relating to accessibility and compliance, to deliver an visually appealing, architecturally designed facility.

20 years at EMCO Building – How quickly it goes.
There is nothing more satisfying than working somewhere you love. Life becomes just that little bit easier when you can tackle the challenges of the day with people you admire and can rely on.
Judging by that alone, it appears that EMCO Building CEO Ron Keogh is a very happy man.
This year marks Ron’s 20th anniversary at EMCO. Originally brought on as the company’s Business Development Manager, Ron’s control covered the frontend activities of the business overseeing sales, marketing, and estimating. Following his promotion to General Manager in 2008, Ron’s role expanded to encompass the full spectrum of company activities. Ron was eventually promoted to the role of CEO in March 2017 and now manages the day to day operations of the Company.
“I can’t believe how quickly it has all blown by. Often, you are so busy with the day to day tasks of the business, you don’t take the time to stop and enjoy the things you’ve achieved. Now is definitely one of those times, and I’m so proud of the role I’ve played in the growth of EMCO Building.” stated Ron
To put some context to just how long ago 20 years is, when Ron started at EMCO Building we were still usure about what Y2K would bring, cell phones were only just beginning to become popular, social media was non-existent, and newspapers and magazines were still going strong.

Kiara College Update
EMCO Building has established the site and works are in full swing at Kiara College.
The works are split into multiple Separable Portions covering:-
• new Performing Arts and Student Services buildings;
• refurbishments to existing Buildings;
• new undercover Sports Courts;
• new Carpark; and
• upgrades to existing services.
The project is still in its early days but so far, the EMCO team has facilitated:
• extensive tree removal (complete);
• earthworks for new building pads and car park (commenced); and
• fire and electrical services upgrades (well underway).

Kennedy Bay Golf Club House Update
Clearer weather in October has led to good progress on site with the completion of the suspended cantilevered deck. Minimal rainfall this month ensured the execution of concrete pours as planned.
The coming weeks will tick off some significant milestones.
• Site prep for cranage and steel delivery commenced (steel erection thereafter)
• Concrete honing has begun
• Window and kitchen shop drawings are underway
• Procurement of ceilings, wall linings, and landscaping initiated.

EMCO takes out MBA awards
Last Saturday night saw another stellar performance by EMCO Building at the West Australian Master Builders 2020 Excellence in Construction Awards.
EMCO Building won big with two (2) prestigious awards for its work on the Alkimos College Project. Project Manager Justin De Pardo was excited to accept the awards for Best Education Building and Best Government Building – both in the $20 million to $50 million category.
“It’s a credit to the EMCO project team, CA’s Mark Ardley and Zoe Woods, Site Manager’s Jon Martin and Diego Martinez, and Leading Hand Emelio Temese, for their outstanding commitment, backed by the EMCO office and our fantastic sub-contractors, suppliers, and consultants.”
Construction of Stage 1 of the $40m Alkimos College Project was completed in November 2019 and comprised of four (4) 2-storey buildings with a total of floor space of 21,700m².
Designed by Taylor Robinson Chaney Broderick, the broad ranging requirements of the project proved to be both challenging and rewarding to the EMCO team.
The project included:- science and chemical prep classrooms; IT laboratories; a cafe and restaurant; food prep and tech rooms; machinery, metal, and wood workshops; media, arts, and drama classrooms; along with a sports hall, education classrooms, admin, and a state of the art fitness centre.
This win guarantees EMCO Building a spot in the finals for the 2020 National Excellence in Building and Construction Awards to be held on the 28th November later this year.
Congratulations also goes to the EMCO teams that delivered the Melville SHS Performing Arts Building, St Catherine’s Student Accommodation, St Vincent’s Aged Care Facility, who made it through to the finals in their respective categories.
