Earlier this week, members of the Delphi team attended the Springtime Gala hosted by Cardinal Cushing Centers in Boston. The event brought together students, families, staff, and community partners for a memorable night in support of the organization.
One of the highlights of the evening was the annual fashion show, where our Site Superintendent, Cooper Amster, joined @arc_usa and a Cardinal Cushing student on the runway. It was a fun night surrounded by an incredible community.
We were glad to support this year's event and are grateful to continue our work alongside the Cardinal Cushing Centers team through ongoing projects at their Hanover campus and St. Coletta location.

We're glad to share that work is kicking off at Franklin Ridge, our new senior housing project in Franklin, MA, that will bring 60 affordable units to the community.
Built on a 6.5-acre site, the project will include a three-story building with a mix of one- and two-bedroom apartments, along with a shared community space and on-site management offices. We are proud to be part of a great project that addresses the needs of the Franklin community and is designed to provide long-term support for residents.

The second day of Safety Week brought us to the Cape.
We started in Mashpee with a discussion on emergency response, then headed to Truro to focus on jobsite awareness and staying alert. Hands-on demonstrations from our trade partners helped drive the message, and we thank all participants for their engagement across both stops.

This Earth Day we are taking a moment to highlight a few projects on the Cape and across Massachusetts, designed by great partners with a clear commitment to sustainability.
Where we build matters, and it starts with understanding local needs. Especially on Cape Cod, working closely with local teams and approaching the work with intention from the beginning are crucial to how each project comes together over time.
Every project has an impact, and we are proud to work alongside teams that are mindful of that. At Delphi, this approach to careful planning and collaboration extends across our work and guides how each project is carried out from start to finish.

A sneak peek into our recent team training.
Led by Corey Heaslip, our VP of Project Development, along with team leaders from marketing, business development, and estimating, the training explored how their work connects with project execution and field departments. These trainings were intended to help everyone better understand the full process of securing projects, supporting clients, and how delivering successful work impacts future opportunities.
It was a great moment to bring our teams together to realign around the full cycle of the work we do and how everyone plays an important role.

We’re excited to kick off work at Spring Rock Village, Delphi’s newest affordable housing project in Brewster.
The development will feature 45 units across six buildings, arranged in a community-style layout centered around shared space. Work is in its early stages, with site clearing and ground prep underway as the team looks ahead to the next phase of construction.
Spring Rock Village is another project that addresses the affordability problem on the Cape, expanding housing opportunities for locals.
We’re glad to be working alongside a strong team and look forward to sharing more as the project moves ahead.

Update from Truro!
On our last visit to Cloverleaf, the team was still working on framing multiple buildings. Now we have a completely different view. Several buildings are moving through siding, others are fully enclosed, and the team is wrapping up framing on Building E, the largest building on site.
We're excited to see the project developing well, and we can't wait to see the final results.

Corey Heaslip, CPHB, joins Site Super Dylan Osgood to walk through the Passive House work taking shape across the project. From enclosure detailing to ongoing blower door testing, there’s a lot happening as the team works toward a tightly sealed, high-performing envelope. Good progress all around as the building continues to come together.
Now enclosed, McManus Manor gaining traction on interior as the team looks ahead to a summer completion, bringing 41 units of senior housing to the Acton community.
