This staircase was designed to set the tone for the for the entire home. Rich wood treads, custom millwork, integrated lighting, and timeless lines create a first impression that feels both warm and elevated. Every detail was chosen with intention, blending craftsmanship and function in a way that feels effortless. From the exposed beam overhead to the natural white oak floors underfoot, this is where thoughtful design meets everyday living.

The difference between “almost right” and “just right” is often a matter of inches.
Art: center around 60” from the floor
Sconces + mirrors: 60–65” to eye level
Kitchen pendants: 30–36” above the countertop
Chandeliers: 30–36” above tables, and around 7’ clearance in open spaces
Drapes: hang high and wide to elevate the room
TVs: keep at seated eye level, not above it

Magnolia Hall is 11 homes on 12 acres, built around the William S. Campbell House, an 1840 Italianate mansion on the National Register of Historic Homes.
Six years ago, Bernie Butler of D9 Development and Dudley Smith of CPS Land started the work to save it. The answer was to give the mansion 10 neighbors. All approved by Franklin’s Historic Zoning Commission, all built to historic standards, all on a private 12-acre community.
Every home has a 10-foot front porch, a 3-car garage, an elevator, and one-level living for the generations to come. The community has a 2-acre spring-fed stocked lake, a private landscaped park, a walking trail, and a 12-minute walk to Main Street Franklin.
Price range: $6.5M to $8.5M. First three homes move-in ready Spring 2026. The remaining six within 18 months.
This is the only place of its kind in the Historic District. There will never be another.
