Namhae Local Food Market & Cultural Centre approaches completion, 2025. While markets are primarily associated with commercial activities, they also serve as a hub of the local community, reflecting the emotions and culture of the residents and providing a space for exchange and community-building. Although the rise of large supermarket chains has reduced the importance of markets, their dynamic and communal nature remains unique.

Construction of Yeonsu Youth Centre begins in Songdo, Incheon. At the heart of the Youth Centre we propose a ‘stage’; an atrium space which welcomes exhibitions, performances and other informal or formal events. The ‘stage’ is also a flexible breakout space for casual meetings, conversations, reading and relaxing among other interactions. The space shall never be empty. The liveliness and dynamism of this atrium is a catalyst for active participation and exchange. Yeonsu Youth centre is one which gifts the young with spaces into which they can learn, experiment and, most important of all, grow on their own. Pre-completion scenes of Yeonsu Youth Centre, March 2026. An orchestration of transparency and translucency. A splendid distortion of light, bleeding from the inside out. Photography @leeyongbaek

Colindale House, an extension project recently granted planning permission. This house’s transformation is about pleasure in present suburban London. The new house reaches out to the city in its experience. The remodelled ground floor recalls London’s denser parts; urban scenes where interior and exterior space conflate. A sequence of variously sized rooms surround a pattern-treated cabinet, an ambiguous object at the centre of the plan. Perception of this cabinet changes throughout the house, from a wall surface in living rooms, to a furniture-object in the rear kitchen extension. A subtle level change and window-like openings mark the transition between these two areas. While the cabinet’s presence gives definition to the open-ish plan, its pattern mediates differences in character to create a new whole. We are excited to receive planning permission for an ambitious extension project of a suburban inter-war house in London. Built on promises of seclusion and scenery, suburban London’s ongoing intensification creates a paradox. Rather than concealing this reality, the intervention looks to employ it. The remodelled ground floor recalls London’s denser parts; urban scenes where interior and exterior space conflate. A sequence of variously sized rooms surround a pattern-treated cabinet, an ambiguous object at the centre of the plan. Perception of this cabinet changes throughout the house, from a wall surface in small rooms, to a furniture-object in big rooms. A subtle level change and window-like openings mark the transition between these two scales. Geochang Food Cultural Centre, 2025. Stage 4 / CD Stage approaches completion. The centre is shaped by barrel vaults that echo the clusters of polytunnels across the surrounding farmland. These generous forms create wide spans and lofty interiors suited to production, while their spatial intensity encourages active exchange between producers and consumers, generating a dynamic environment of use. Clad in cement boards applied in weather boarding, the façades cast horizontal shadows that underscore the building’s single-storey presence. The long vaulted roofs extend into colonnades that connect inside and outside, softening boundaries and forming integrated communal space. In this way, the centre becomes a vital hub where production and consumption converge, and where traditional farming practices coexist with the market logics of contemporary society.
