We have been speaking to residents at Cressingham Gardens about empty homes, the threat of demolition and the People’s Plan for building more social housing on the estate. This is what they had to say. Video by @conordeedi

I met with my neighbour Alex to discuss his experience as a temporary resident of 7 years and living under threat of demolition by Lambeth Council (Lambeth Labour). The combination of both has caused Alex much anxiety and health issues over the years ‼️ We need PERMANENT tenancies for those settled and happy in their homes, especially for Alex! He wants to stay as do we! 🩷 It’s incredibly expensive for Lambeth Council to uphold so many temporary housing properties and keep over 600 council properties EMPTY while we have a homelessness and housing crisis. Not only this but Lambeth Labour want to demolish Cressingham AND 4 MORE ESTATES - Central Hill, Fenwick, Westbury and South Lambeth. This is UNACCEPTABLE and we would be displaced and dispersed should this happens. Centre 70 Update Centre 70 closed in Dec 2025. It was the last non-profit legal aid hub in the area. Their website remains a really useful place to find links and names of other service providers. As a resident on a ‘regen estate’, Cressingham Gardens, seeing the facade of former Robin Hood Gardens, Poplar, in the V&A made me really emotional. Could this happen to more of our estates in the future? RHG’s demolition was completed in 2025, and now we see a piece of it on display along with a fitted interior of one of the flats. It’s a beautiful way to preserve the estate’s memory and impact, but real people lost their homes in the process of this. I tried not to cry in the museum. I don’t want to imagine that my innovative estate, which should be LIVED IN for generations to come, could be displayed as a relic of the past. All for communities to be displaced and split apart. Right of return is unlikely. Note: we shouldn’t have to emphasise the architecture of these estates so more people think they are more valuable and therefore should be left alone. Any estate, regardless of innovative design, should be valued even if they are deemed ‘eyesores’. Lambeth Council plays around with us on ‘regen estates’ like puppeteers. They pretend they care about our opinion on OUR OWN futures. They have insulted us persistently for the last 14 years. HANDS OFF OUR HOMES! NO GENTRIFICATION! None of us on Cressingham Gardens want redevelopment as we love our homes, which need repairs, refurbishing and some infill of new homes if need be. There’s many empty homes that could home those in need but leaving them empty makes money for the council. We don’t trust this process as the council has repeatedly failed us, so please help us BOMBARD the survey saying NO to Options 5 & 6! REFURBISH DON’T DEMOLISH! Context: Lambeth Council has threatened Cressingham Gardens with demolition since 2012. This has caused great psychological stress for us on the estate, but Lambeth does not care.
