The Treasurer @jim_chalmers_mp has listened to our community and taken decisive action to abolish the capital gains tax discount, a fundamental reform that will help reset the housing system and increase stability, affordability, and quality for renters!
For a quarter of a century, the unfair capital gains tax discount has fuelled short-term, speculative investment in housing. The tax break has encouraged people wealthy enough to afford ✨bonus homes✨ to chase capital gains, spend as little as possible to maintain their investment, and fill renters with the constant fear of having to move again when another landlord decides to sell their home out from under them.
The changes will apply to capital gains on investment homes from 1 July 2027, removing the generous tax discount from all investors, with an exception for investment in newly built homes.
But it’s not all good news. Realising the full benefits of the historic reform for renters will require urgent funding in new public housing, and stronger action on negative gearing after this Budget protected the tax break for existing investors.
The CGTD reforms are a crucial step by the Albanese government @albomp towards the reset in the housing system renters desperately need–now we’re that much closer.
We will continue campaigning for the reforms needed to ensure everyone has a safe, healthy, affordable home.

NSW should have minimum energy efficiency standards. We think this is a no brainer - everyone deserves to live in an affordable, safe, and healthy home.
But this public consultation is only open until the 31st of May, and we need to flood the NSW Gov’s inbox with support for strong standards.

For 25 years we've had tax breaks for investors. For 25 years, rents have gone up, homelessness has increased, and housing has become out of reach!
The budget is tomorrow and it's time to end the experiment. It failed.
Scrapping negative gearing and the CGT discount isn't a threat to renters, it's renters finally getting a win. Time to reset the system and deliver public housing, so it's fairer for everybody!

You know how when you say we should get rid of the absurd tax breaks for property investors, you’ll get a bunch of replies from commenters foaming at the mouth about how rents will skyrocket as landlords compensate for lost profits? Or they’ll flee the market entirely once their money-printing machines are turned off?
Turns out they’re even more wrong than you thought!
Some incredible work by @everybodyshomecampaign this week looks at what the benefits to returns of reforming the capital gains tax discount and negative gearing could be if we do it right, even using conservative estimates. If the new tax revenue is dedicated to social housing, it will actually bring rents down, by a few hundred dollars per year for every renter. This would come with 42,000 new social homes and up to 17,000 households moved out of homelessness—enormous benefits for renters qua renters and for society as a whole!
The Albanese government has an incredible opportunity to make our country so much better with this budget. We can’t urge them strongly enough to take it.
We got input from over 1000 Australian residents for our Essential Homes report with @anikalegal and @cprc_au , and one of the key areas respondents agreed on was stability: 83% of respondents said they believe your home should provide you with a sense of stability and belonging, whether you rent it or own it.
The majority of the public is on board with renters' home being truly their *homes*, not just other people's investments that they happen to live in. It's time our housing system reflected that belief.

“We can’t fix the housing crisis while we hand $20 billion a year to investors,” said Chels Hood Withey, founder of @house_you__
A coalition of housing and social advocacy groups said it will not be enough for the government to only reduce the CGT discount, limit negative gearing to one or two investment properties, or grandfather changes so existing investors aren’t affected.
“The Albanese government has the power to get rid of these perverse incentives, reverse the inequality trend and live up to community expectations by ensuring everyone has a place to call home” said Kristin O’Connell, spokesperson for the Antipoverty Centre.
