New research: What really drives rent increases in Victoria? Our latest report Setting the Price reveals Victorian renters face unpredictable rental increases — from as little as 3% to more than 50% in a single year — with no transparent system governing these decisions. Key findings from interviews with rental providers and property managers: • Four out of five rental providers increased rent in the past two years • Average increase: 17% over two years vs 2.4% CPI growth • Two-thirds cited rising property costs as the main driver The research highlights inconsistent rent-setting practices. Property managers lack standardised approaches, often relying on market comparisons that can create self-perpetuating increases. We’re calling for a fairness formula to bring transparency and predictability to rent increases — balancing legitimate costs for rental providers with affordability for renters.
