Built in 1916 and one of the few structures to withstand the Rotterdam Blitz, the Postkantoor stands as a testament to the city’s resilience. ODA’s approach honors this legacy while introducing a new layer of public life, restoring key spaces like the Great Hall and positioning the building as an active, contemporary destination.

2505 Broadway is a contemporary interpretation of the Upper West Side’s architectural tradition. Its design embraces the hallmarks of classic pre-war buildings through the use of custom Petersen brick, hand-molded in Denmark by eighth generation craftsmen, which anchors the building in the neighborhood’s masonry style. The interiors follow a similar design approach, with the use of oversized windows with historically inspired mullions and marble, oak, and brass finishes.

Adaptive reuse is a design strategy for shaping cities sustainably and meaningfully, allowing the past to shape a public future. Rotterdam’s identity has always been shaped by reinvention, and the Post Rotterdam project builds on that legacy. The design works to transform an existing structure into a civic interior that feels both monumental and porous, transforming 58,000 square meters into a mixed-use destination of residences, retail, hospitality, and a new five-star hotel operated by @kimpton . The result will be a porous civic node that strengthens Rotterdam’s pedestrian experience and reconnects the city center from Rotterdam Centraal to the Markthal.

Adaptive reuse offers a second chance to connect with communities in ways new construction cannot.
At POST Rotterdam, ODA approaches adaptive reuse as an act of continuity. Built in 1916 and one of the few buildings to withstand the 1940 Rotterdam Blitz, the former Postkantoor remains a powerful civic anchor in the city center. Its transformation is rooted in respect for what exists, paired with the ambition to reassert its role in contemporary urban life.
Rather than demolish or isolate the structure, the project reactivates it through a layered mix of residential, retail, hospitality, and public space. The restored Great Hall returns as the building’s public core—porous, accessible from all sides, and connected to a newly activated courtyard that strengthens pedestrian flow through the site. A new tower rises from the rear, calibrated to the scale of the historic façade while introducing daylight, density, and vertical connectivity.

Writing to you from one of our St Johns Wood projects as we’re moving into a very exciting phase and finally get a peek at what the final result will look like! These lovely CGIs created by @visualisationone give glimpses to the sanctuary-like atmosphere we’re creating across these five exceptional residences.
The building itself is undoubtedly beautiful but dig a little deeper and you’ll find it’s also steeped in rich history. The Grade II listed building started life originally as a Chapel before later becoming a recording studio!
What I love most are the bones we’re working with. Inside we’re gifted with grand proportions - tall ceilings and magnificent arched windows. We’ve focused our designs for the interiors to speak with a certain quiet confidence that also respectfully nods to the original chapel interiors.
