In a quiet pocket of East Austin, Holly House brings laid-back elegance to a tight lot—with gabled rooflines, warm walnut millwork, and a flow that feels both effortless and intentional. Designed by local firm @thoughtbarn , this home carves space where others cram, making room for big gatherings, tiny moments, and everything in between.
Inside, it’s all about natural light, cozy textures, and smart design: vaulted indoor/outdoor kitchen, handmade Zellige tiles, layered materials, and even a lap pool + ADU (because yes, you can have it all).

Work in Progress - Austin, TX / Our team has been working on a new residence in Barton Hills, on a steeply sloping lot perched over the Greenbelt. From the street to the east, the house nestles into the site as a one-story volume, with stone detailing paying homage to the vernacular of the neighborhood. To the west, the house will open up to dramatic views and reveal a second story carved into the slope. #thoughtbarn
From structure to details - the arches of the window openings at Assembly Hall are echoed in the millwork forms at the bar and picked up in the wood paneling treatments on the walls. Rich oak textures warm up accents of blackened steel plate and grey-green hues. Assembly Hall, in East Austin, marks the latest expansion of the team behind our beloved barrel vaulted Fair Market. Originally a Mexican bakery and most recently a pet relocation center, the existing tilt up concrete building has a completely remodeled interior and new exterior loggia space that expands towards an exterior open courtyard.

The Holly House is a new residence on a corner lot in East Austin. The project includes a main house, ADU, workshop, and pool. The multiple programs are artfully orchestrated within the constraints of a narrow urban lot with significant slope and a large heritage tree. It was awarded a 5-star rating from Austin Energy's Green Building program, thanks to its energy efficient envelope, abundant daylight, high performance systems (solar / MEP) and thoughtful material selections. / #thoughtbarn photography: @andreacalo
