The Del Webb Southern Harmony Amenity Center in Murfreesboro, TN strikes a balance between two identities—Nashville’s unmistakable musical soul and the quiet, rural heritage of Middle Tennessee. The design transforms the familiar farmhouse archetype into something more expressive, using tall glass gables that glow like lanterns, exposed timber framing that recalls the structure of local horse barns, and cross laminated timber that brings a contemporary warmth to the interior. A rich palette of charcoal, whiskey brown, and aged brass sets the tone, creating an atmosphere that feels both refined and deeply rooted in place. A bold new chapter for North Carolina Department of Health & Human Services (NCDHHS). Anchored by an eleven story 460,000 SF office tower, nine story parking deck, and surrounded by walkable green spaces, this is the first phase for the visionary NCDHHS campus. The design seamlessly integrates timeless architecture, community connectivity and ignited spark for the Blue Ridge Corridor in Raleigh, NC. With a strong focus on sustainability, accessibility, and human health, the campus promotes walking, biking, and transit—creating an inclusive environment that fosters community gathering and access to the spectacular neighboring North Carolina Museum of Art grounds. The West Gate Expansion at Charleston International Airport (@iflychs ) represents a strategic collaboration between LS3P and @corganinc , developed in close partnership with the Charleston Regional Aviation Authority as part of the Terminal Development Program. Designed to respond to immediate growth while supporting long-term modernization, the project introduced temporary West Gates that expand capacity without disrupting daily operations. Through phased delivery, active stakeholder engagement, and a design approach rooted in Charleston’s regional identity, the team delivered a flexible, passenger-focused solution that keeps the airport moving forward. From a YMCA gathering space to a permanent home designed around community, Storyhill Church’s new Davidson, NC building brings mission and architecture into one cohesive experience. Two stories of children’s spaces connect through a generous lobby to a 1,000-seat sanctuary in the round, placing the speaker and worship team at the center so the congregation can truly gather around worship. Daylight pours through gothic windows beneath a wood ceiling and expressive trusses, all focused on a central cupola. Throughout the building, meaning lives in the details—reclaimed furniture, finishes, and art paired with kintsugi-inspired gold “cracks” in the concrete to reflect a core belief: brokenness can be restored and used for something beautiful.   📸: @jrdnpwrs

A restorative place where community partnership supports new beginnings. The @newhanoverco Stabilization and Re-Entry (STAR) Center is a treatment facility in Wilmington, NC offering medical detox, crisis stabilization, and transitional housing under one roof. By partnering with New Hanover County and two local entities, the project team transformed a former senior housing facility abandoned due to Hurricane Florence into a calming, therapeutic, and restorative space. S&ME, an engineering firm specializing in geotechnical, environmental, civil, and construction services, partnered with LS3P to reimagine its Raleigh, NC headquarters through a strategic upfit project. As part of a comprehensive renovation plan, LS3P consolidated the municipal offices of Wilmington, NC into a one-stop-shop for the public at Skyline Center. The centerpiece of the project—the City Council Chambers—provided a new light-filled facility with integrated technology and seating for 300. The project also included a renovation of the City Clerk’s office, a new customer service area for Finance and Planning, a new STING (Situational Tactics & Intelligence Nexus Group) Center for the police department, and a refresh of the entry and circulation areas.
