Tucked into the hillside, the first run of typical apartments from level 1-6 (3 x 3 bedrooms) are unified with a tinge of olive green, allowing shadows to create deeper darker shade, highlighting the fluidity of the western elevation whilst expressing the park behind bleeding up the facade.
Three storeys cap the building with a run of perimeter planters spilling over the edges, respecting the increased height limit provisions stepping in the built form allowing the building to provide 3 x two story penthouse apartments.

This role is suited to an all-rounder who enjoys seeing projects through — from early design concepts to detailed documentation and delivery.

The podium base sets the tone tucked into the sloping site from the street down to the park, half contained with park front apartments, half servicing the basement a transition that made sense allowing residents to overlook and enjoy Goodwin park on a daily basis.
Upward sits six typical floor plates split in the middle providing two premium park front apartments with a total of 12 apartments with panoramic views towards the Gold Coast Skyline.
The expressed symmetric use of battens provides privacy and expression of the park front extending up the facade, and stops directly below the top floor, allowing the 3 two storey penthouses to their own exclusive parcel expressed in the architecture of mid rise.
As the depth of the site created deeper floor plans it was integral to undulate the side elevations for penetration of natural light, revealing views earlier within the apartments, creating shadows, depth and visual interest to meet the higher assessment criteria in which council review when extruding above the city plan height limit.

**Development Approval Summary**
This proposal features two detached dwellings situated on a corner site in Tugun, characterized by a dual occupancy with dual frontage.
The site’s slope informs the strategic placement of a carport on the lower side, achieving a flush living level that maximizes valley views while improving privacy by elevating the living spaces above the street. This orientation also allows the front yard to face north, optimizing natural light and outdoor usability including a pool in each dwelling.
Our upper-level design emphasizes a cohesion of materials through the repetition of battens, cladding, and vertical lines, mirroring the form and feel of a large gum tree that sits in front of the site.
To comply with regulations and avoid triggering a third storey classification, we designed the carport layout to minimize any structural overlap always maintaining two storeys at any vertical section. This careful approach maintained compliance in the low residential code in terms of storeys.
We look forward to advancing towards construction as we await council’s final decision, marking an important step in bringing this project to fruition.

We are proud to announce that our ambitious project has officially been approved! Pushing the envelope and exceeding the height limit, we collaborated closely with council officers to achieve this outcome. 💪
Our design features a façade that allows the parkfront to **bleed upward**, creating a seamless connection to nature along Goodwin Park. The base showcases vibrant greenery that gradually transitions to a lighter theme as you move up toward the luxurious penthouses.
Situated right at the borderline of QLD and NSW, this tower offers panoramic views that are premium —**North**, overlooking Goodwin Park, and **South**, towards Fingal Head.
