Delighted to share the progress of one of our projects in Kenton, Harrow. The scheme involves reuse and vertical extension of an existing 3-storey RC office building, measuring approximately 80m long x 14m wide, to accommodate 70 dwellings with construction of 8 new townhouses within the site. This project will have a positive impact on the housing stock in the London Borough of Harrow. The reuse of the existing RC frame will have a positive impact on the overall embodied carbon for the project.
The vertical extension to the existing reinforced concrete frame building is meticulously designed with a steel frame and timber infill to minimize the net increase in loadings on existing columns, walls, and foundations. Engineeria prepared a comprehensive scope of works for geotechnical investigation and fabric survey to gain a thorough understanding of the existing building structure. This understanding enabled Engineeria to plan and design the necessary strengthening works to support additional loads and accommodate penetrations through the existing slab for risers, SVP and RWP. RC walls and braced steel bays were introduced within proposed partitions to provide stability to the new extended structure, accounting for increased wind and notional horizontal loadings.
The strengthening of the existing RC structure involves RC concrete jacketing and the introduction of column heads where necessary, particularly in areas experiencing a significant increase in loadings or where penetrations were introduced in close proximity to existing columns. 2 no. new lift cores were introduced.
Our team at Engineeria also carried out the below ground drainage design including SuDS for the project.

Yesterday was an important milestone for us at Engineeria and our client London Land Group Holding with the first piles being installed at The Waterfront, Poole!
The project is to be one of the largest residential developments in Dorset consisting of circa 300 seafront apartments.
With a second project in Bromley about to be submitted for planning, it is a great achievement for London Land since its inception 11 months ago and credit to everyone involved in the team.

It was worth a trip out in the cold and damp today to see the excellent progress being made by the site team in challenging conditions at our Manor Park Works site in Harlesden.
The new RC frame is flying up, and the underpinning works in the basement are progressing well. New steel columns have been installed to support the retained existing structure and allow a reduction in levels, which makes a mezzanine floor possible.
