Our involvement began at the initial due diligence stage and continued through construction, with reviews of baseline construction CSA, construction programme and any statutory requirements to help establish a clear commercial position and ensure risks were understood from the outset.
Acting for the funder throughout the build, we provided independent monitoring services which included a monthly review of progress against programme, an assessment of cost variation and facilitation of the drawdown process. Through regular oversight and clear reporting, we helped maintain transparency and support informed decision‑making.

We are excited to announce a new residential development located at Lock Keepers Court, Droylsden.
The proposed development, ‘Droylsden Marina Development’, will deliver 192 new affordable homes adjacent to Droylsden Marina. Currently at public consultation stage, the scheme is being brought forward by Cert Property Ltd and True North Partnerships in association with Legal & General.
The proposal will see the redevelopment of a brownfield site in a highly sustainable and well-connected location within walking distance of Droylsden Town Centre. The scheme will deliver a well-balanced mix of apartments designed to meet the needs of a wide range of residents, with homes built to accessible and adaptable standards.
Enabl has been involved from the inception of the project, including identifying and assembling the project team, coordinating pre-application engagement with Tameside Council, and leading the public consultation strategy and process. We are pleased to share that Enabl has secured Planning Approval and Listed Building Consent on behalf of Elevator Recording Studio in Liverpool.
The project involved two separate sets of applications, the first for the installation of rooftop air conditioning units and associated internal air conditioning infrastructure works to support improved environmental conditions for future end users. This was successfully approved in January 2026.
The second submission included a subsequent Full and Listed Building application focussing on roof refurbishment and the preservation of the building’s historic character. The works addressed weathering and degradation, while also enhancing thermal performance to support the building’s long-term sustainable use.
This project reflects a careful balance between heritage conservation and modern functionality, ensuring the continued vitality of an important creative space.

The brief was to create us a place filled with character, one which speaks volumes about our company and its culture. @atulbansalmcr and Ellen Findlay focused on more than just good design, they challenged our thinking and made us move towards something bold
We are pleased to share the successful delivery of a new-build convenience store in Rainhill, St Helens, on behalf of Central Co-op.
Located on a vacant, previously developed site, the scheme has brought underutilised land back into active use. Following initial feedback from the local community and planning authority, Enabl advised on withdrawing the original application and worked closely with the design team to refine the proposal. This included amendments to reduce impacts on protected trees and better respond to the character of the surrounding landscape.
Through proactive engagement with the Local Planning Authority, Enabl successfully secured a recommendation for approval and presented the scheme at Planning Committee to obtain consent. We subsequently supported the discharge of conditions and secured non-material amendments to facilitate delivery on site.

Pall Mall has been one of our most intricate projects that balances the restoration of iconic historical elements with the creation of a functional and inspiring modern space. It’s been a powerful reminder of the impact thoughtful design and strong teamwork can have in shaping meaningful environments.
This Grade II listed landmark in Manchester city centre has been carefully transformed from a striking post-war office building into a 90,000 sq ft innovation hub - blending rich heritage with modern sustainability.
With its distinctive Z-shaped layout and tiered structure, Pall Mall has always stood out. The redevelopment included façade restoration and window replacement, a full interior refurbishment, new mechanical and electrical systems, new lifts, plus extensive roof and external repairs - all delivered via a Construction Management approach.
Now operating at net-zero carbon in all common areas, the building places sustainability at its core while preserving its historic character. The space includes premium offices, meeting rooms, hot-desking facilities, a high-spec gym, cycle hub with bike repair facilities, showers with changing areas - creating a workplace designed around wellbeing and innovation.
A fantastic transformation of an iconic Manchester building - so good we're taking some desks in the building as a City Centre base for Enabl.
