Big progress on site as this luxury residence begins to take shape.
Basement slab on ground, together with the suspended slabs to the ground and first floors, have been poured. Formwork to the second floor is complete, and scaffolding has been erected as the project progresses well through the structural phase.
This three-storey residence, complete with basement and pool, will feature a five-car basement with theatre, gym and entertaining areas, expansive open-plan living spaces, and a private master retreat to the top floor with rooftop terrace.
Once the structure has topped out, the project will progress into lock-up and internal rough-in works.

Meet Kevin Liu, Quantity Surveyor at DrawDown Partners.
Starting his career in 2020, Kevin brings several years of industry experience spanning education, healthcare, residential, commercial, and industrial developments. His portfolio includes large-scale tertiary campus precincts and highβvalue residential developments, where he supported cost planning, procurement, and project delivery services. He later transitioned into cost management roles focused on commercial and retail capital works programs, taking on project lead responsibilities and overseeing cost tracking, forecasting, and reporting for national rollout initiatives.
At DrawDown, Kevin supports multi-million-dollar residential and commercial developments, preparing cost estimates and verifications, as well as assessing post contract works and producing bank reports. He enjoys being involved early in the development process, building strong relationships with developers, financiers and contractors, and gaining hands-on site experience alongside his technical work. Kevin is particularly passionate about helping project teams understand their budgets, manage cashflow effectively and reduce financial risk to support successful project delivery.
Known for his diligence, attention to detail and approachable nature, Kevin enjoys unpacking complex challenges and contributing to collaborative, well-considered outcomes. Outside of work, he has a strong interest in performing art and contemporary dance, enjoys hiking and surfing, and is always keen to talk cinema, especially anything from A24. Fun fact: Kevin has an identical twin brother, and they were born just seven minutes apart!
Meet Nicolas Zambrano, Quantity Surveyor at DrawDown Partners.
With a background in construction management and real estate economics, Nicolas brings eight years of industry experience across projects valued at over $200 million. His work spans residential, hotels, student accommodation, build-to-rent, childcare, healthcare, retail, data centres and industrial developments.
Before joining DrawDown, he held roles as Assistant Project Manager, Cost Consultant and Cost Manager, advising on lifecycle costing, tax depreciation, sinking funds and replacement cost valuations.
At DrawDown, Nicolas delivers end-to-end cost management across a mix of residential, warehouse and townhouse projects. He loves being close to the development process and finds it rewarding to help shape the places where people live, work and learn.
Known for his calm approach, strong time management and attention to detail, Nicolas thrives under pressure and enjoys solving problems with a collaborative mindset.
Outside of work, youβll usually find him exploring Melbourneβs restaurant scene. His long-time favourite? Pastuso, a Peruvian spot in the CBD.
