In the heart of Reading, Constructive are delighted to have completed another CAT A+ refurbishment at 12 Forbury Road. The successful completion of the 4th floor continues our journey with the building that started with it’s repositioning way back in 2017....
The newly refurbished 4th floor delivers a tenant-ready workspace that goes beyond your standard CAT A+, as we aimed to create a unique offering for the Reading market.

We’re thrilled to announce the completion of another project with SmartestEnergy UK, delivering the expansion of their Canary Wharf office at the Columbus Building!
Constructive were appointed as Project Manager, Employer’s Agent, and Quantity Surveyor for this exciting next phase of their London HQ journey.
Their energy trading team is growing, and they’ve now taken over the entire 1st floor — adding even more buzz to an already dynamic space. The extended office design smartly blends elements from their existing fit-out with fresh, custom features to create a really special workplace.
A curved AV wall on the trading floor streaming live data and news serves as mission control for the traders. A fully UPS-supported I.T. room, bespoke meeting & collab zones, dedicated wellbeing spaces and a new café/social area round out the stand-out features.
Also, a huge well done to our contractors 3-Space (UK) Ltd for bringing the space to life!
We are delighted to announce the successful completion of the External Façade Repair and Restoration works at York House, 23 Kingsway in Central London, following SG Rocks’ acquisition of this beautiful heritage asset earlier this year.
The scope of works included a full DOFF clean to both front and rear façades, extensive masonry repairs and the replacement of the slate roof to the front elevation.
This marks our second completed project within the building, following the successful Cat A+ fit out of the 7th floor.
We are now preparing to commence the next exciting phase – the refurbishment of the Reception and End of Trip facilities....stay tuned for more updates !

17 Rochester Row, Victoria – Construction Progress Update
Great to see strong progress on site at our retention led Rochester Row project with V7, where the office redevelopment is really starting to take shape.
Recent works on site include installation of steel work and slab for the extensions, fire protection to soffits and ground floor slab demolition.
It’s fantastic to see the building evolving as we progress through the construction phase with Ambit — huge thanks to everyone involved in keeping the project moving forward !

Delighted for team who expertly delivered Sixty London Wall. It has been named Design and Build: Project of the Year at the 2025 Mix Awards!!
The judges praised its “great sustainability story from both an environmental and social standpoint”, and “beautiful use of textures and materials – bringing a warmth to the space that works with natural light.” They also highlighted the ‘secret garden’ concept seen throughout – offering a rare moment of calm in the heart of the city.

Constructive have been appointed to support SG Rocks as part of the due diligence team on their third acquisition in the UK.
Working collaboratively, we were able to ensure completion of the due diligence process within a very short timeframe allowing a successful and timely purchase.
A big thank you to the expert team who helped contribute to the successful purchase, including James Andrew International, QuinnRoss Consultants Ltd , Wintech, Quantem, Freeths and The Concrete and Corrosion Consultancy Practice Ltd.
Following the acquisition at the start of the year, we now continue our journey with SG Rocks (Doron Lavi Segelson and Chen Buber) on York House. Starting imminently, the works will include a decarbonisation and cat A+ refurbishment of the 7th floor followed closely by a sensitive façade restoration package and refurbishment of the reception and end of trip amenity.
