Terracotta, timber and red steel shape a space that balances operational clarity with warmth. A mid-century-inspired palette, a continuous leather bench and an intuitive linear layout transform an everyday stop into somewhere worth lingering.

Fawkner Ave | Dual Occupancy, Blairgowrie
Two residences nested into a Blairgowrie sand dune, with views stretching over Port Phillip Bay.
Each home is distinct in form and character. One combines dark vertical timber cladding with render, the other is wrapped in warm natural timber. Both rise from a shared stone retaining wall that anchors the site, with landscaping that will grow in and weave the homes into the neighbourhood over time.
Inside, the material palette is quiet and considered. A marble island with a rounded profile, timber cabinetry, shiplap-lined walls, and floating timber stairs lit from a skylight above.
The pool sits level with the treetops. The bay beyond.

Kendall | Dual Occupancy, Elwood
A study in light and warmth, this Elwood dual occupancy draws its character from a palette of pale brick, raw stone and rich timber joinery.
The perforated brick gable rises above the roofline, sheltering the balcony below with filtered light and privacy.
Inside, timber cabinetry wraps the kitchen and upper hall, paired with marble benchtops and polished plaster walls. Herringbone oak floors complete an interior that is warm and considered.

Delivered in 2025, the Kirra Gardens development is a $50 million+ residential project comprising two four-level buildings, with 41 apartments and two levels of basement parking for 68 vehicles.
The project offers a mix of high-quality one, two and three-bedroom apartments, with thoughtfully designed floorplans to suit a diverse range of buyers.
SEMZ was involved across the full project lifecycle, from shaping the initial investment opportunity through detailed site acquisition due diligence, financial analysis and negotiation of a bespoke deal structure, to overseeing delivery and ensuring a smooth project outcome.

Wardrop Grove | Articulated Brick Residence
A study in texture and detail, this Northcote residence pairs a tan brick façade with deep black metal-framed windows that punctuate the exterior with quiet precision.
The articulated brickwork creates depth across the street elevation, while the contrast of dark metal frames brings a refined edge to the composition. Inside and out, the palette is restrained and deliberate, balancing warmth with clarity.
Designed to sit comfortably within its streetscape, the home is grounded in craft and attention to detail.

SEMZ is pleased to share the completed public artwork at the Rosanna apartments development, as the project nears final delivery. Located adjacent to Rosanna Train Station, the project delivers much-needed social and affordable housing in a well-connected setting.
Created by Australian mural artist and illustrator Aurora Campbell, the artwork draws on Rosanna’s natural environment, celebrating the native species that shape the area’s identity. A layered composition of local flora, including silver banksia, river red gum, manna gum, kangaroo grass, common tussock grass, chocolate lily, wattle and yam daisy, creates a rich and vibrant reflection of the surrounding landscape.
The piece is the result of a strong collaborative process, with SEMZ developing a detailed public art brief and Council playing an advisory role in artist selection and briefing. Four artists were invited to submit proposals, with the project team selecting the preferred response.
Now installed, the artwork adds a sense of life and colour to the precinct, creating something for residents, the local community and daily commuters to enjoy.
