Delivered in 2025, the Kirra Gardens development is a $50 million+ residential project comprising two four-level buildings, with 41 apartments and two levels of basement parking for 68 vehicles.
The project offers a mix of high-quality one, two and three-bedroom apartments, with thoughtfully designed floorplans to suit a diverse range of buyers.
SEMZ was involved across the full project lifecycle, from shaping the initial investment opportunity through detailed site acquisition due diligence, financial analysis and negotiation of a bespoke deal structure, to overseeing delivery and ensuring a smooth project outcome.

A milestone weâve been working towards, now officially underway.
The morning began with a Welcome to Country and smoking ceremony by Wurundjeri man Colin Hunter Jnr Jnr, setting a meaningful tone for the start of the project.

The exterior is now coming into focus as the prefabricated @cmgframes blue steel frame is fully expressed, defining the buildingâs form and structural rhythm. Its precision-fabricated elements have enabled rapid assembly on site, accelerating the program while ensuring consistency, quality and reduced material waste.â
â
The lightweight system spans efficiently across the floor plates, allowing generous internal volumes and future flexibility for medical and commercial tenancies. As the façade build-up progresses, the frame begins to articulate the projectâs massing against the coastal backdrop, with framed views emerging across the bay.â
â
With the primary structure in place, attention now turns to façade layering and envelope detailing as we move closer to external completion.â

Weâre off to a strong start to the year across our projects, In Frankston construction is ramping up and the project is reaching lock-up stage, alongside services rough-in being well underway.â

This five-level mixed-use development continues to take shape, bringing together medical suites, retail, commercial tenancies and premium penthouse residences in the heart of this bayside precinct. With the building envelope secured, the focus now shifts to refining the internal spaces and progressing key services infrastructure that will support the buildingâs long-term performance and functionality.â

Itâs been a strong finish to the year on site, with our Frankston project officially topping out â a major milestone for this innovative mixed-use development by the bay.â

With the framework now at its full height, Santa has even found time to take a well-earned break on our project â a fitting moment to pause and reflect on the incredible progress achieved by the crew throughout the year.â
â
Weâre proud of the teams on our various projects for their continued commitment to quality and momentum as we wrap up the year.â
