A question that we get asked all the time!
The cost to extend a house is not straightforward. You can work out an estimate using build costs per m2, however these can vary wildly. Our guidance on how much a house extension will cost is by no means definitive, but it will give you a ballpark figure in which to help you move forward.

At our Wymond Street project, the steel-framed Crittall-style pocket doors create a subtle divide between kitchen and living, offering flexibility between the two spaces.

First look at one of our recently completed Architectural & Interior Design projects, Floyer Close.
This involved the comprehensive transformation of this end-of-terrace family home.
We were appointed to deliver both the architectural and full interior design package, ensuring a seamless and coordinated approach throughout. The interior design was developed in parallel with the architectural proposals, allowing for a consistent material palette, bespoke joinery, and refined detailing across all spaces.

We worked on this project with our developer clients, @xpproperty , to convert an existing office into 2 x 2 bed and 2 x 3 bed flat, as well as constructing 2 x new build houses in the car park.
XP Property came to us with this site, which already had planning approval for the 2x new-build houses, and also the office conversion to 4x 2-bed flats, allowing them to move forward quickly with the build process.
Like all of our development projects, we will always find added value, and we knew there was the possibility to change the 1-bed new-build houses to 2-bed houses very simply. The other enhancements included the utilisation of the derelict roof space within the office building which became a further two bedrooms and unlocking circa. £250,000 in additional value.
This added value coupled with a circa. £50,000 reduction in build cost by changing the approved internal layout gave XP an enhanced profit margin.
