We worked on this project with our developer clients, @xpproperty , to convert an existing office into 2 x 2 bed and 2 x 3 bed flat, as well as constructing 2 x new build houses in the car park.â
â
XP Property came to us with this site, which already had planning approval for the 2x new-build houses, and also the office conversion to 4x 2-bed flats, allowing them to move forward quickly with the build process.â
â
Like all of our development projects, we will always find added value, and we knew there was the possibility to change the 1-bed new-build houses to 2-bed houses very simply. The other enhancements included the utilisation of the derelict roof space within the office building which became a further two bedrooms and unlocking circa. ÂŁ250,000 in additional value.â
â
This added value coupled with a circa. ÂŁ50,000 reduction in build cost by changing the approved internal layout gave XP an enhanced profit margin.â

We inherited this scheme from a previous Architect at planning stage, and was one of our most challenging developments yet.
This involved taking this very constrained site on a very busy high street, extending up and out both sides at first floor level to make a 4 bed scheme into a 9 bed scheme.

A project from last year, which came to us for a local developer in Fulham. â
â
The property was structurally sound, but in a very dated condition. Our client came to us wanting to extend and refurbish throughout, to then sell on once complete.â
â
The current property had a very small existing basement, which we extended out to the front of the property which formed a TV Snug/Bedroom, and into the rear into the garden which formed the new kitchen/dining area. We installed a new walk-on rooflight within the extension which then formed the terrace above for the playroom. â
â
On the first floor, a principle bedroom suite was created, with the bathroom shifting across to form a study. On the second floor the layout remained the same, creating two further double bedrooms and the main bathroom. We then converted the loft space adding in two dormers and two rooflights to the double bedroom and en-suite. â
