The high desert landscape of Bend, OR provides the backdrop for this interpretation of ranch style living. Situated on a 20 acre lot that backs up to the rimrock of the Deschutes River, this home strikes a datum within its surroundings. Strong horizontal lines focus one's outlook while interior volumes vault up giving the sense that the inhabitant is occupying the horizon line. A considered material palette complements the natural landscape allowing the home to blend seamlessly into its surroundings.

Our new developmental collaboration on S Broadway Ave is a mixed-use multifamily residential project with a focus on community building through open uses and shared public amenities. The project is organized around a central courtyard with a direct connection to the street frontage that integrates residential commons, commercial spaces, and active ground floor circulation.

The primary design drivers for narrow lots are the reduced allowable building footprint, limited street frontage, and the organization of the building around circulation. These conditions highlight opportunities for programming, efficiency, and the utilization of overlapping areas for setbacks, utility connections, egress, zoning requirements, and site circulation.
Narrow lot designs utilize essential elements of building access, required easements, and vertical circulation to inform the schematic organization of the plans and unit layouts. Each project optimizes shared efficiencies of the typology while responding to local and specific site conditions.

‘Well Connected’ provides much needed livable multifamily scaffolding for Los Angeles - supporting diverse families, groups, individuals and lifestyles through built form. The project weaves a network of interconnected pathways and terraces that invite everyday connection, maximizing opportunities for light and air, and enhancing shared ground-level amenities. The result integrates shared and private amenity with circulation, allowing for chance encounters by creating a series of terraced courtyards that frame outdoor amenity spaces while allowing meandering circulation around the site.

We are excited to announce that we have received Special Recognition in the @citylabucla@mayorofla@la4laorg Small Lots, Big Impacts design competition, for our entry ‘Well Connected’!
With over 350 entries from 36 different countries, 18 winners and 14 special recognition, we are delighted to be recognized as an emerging voice tackling the City’s housing crisis. This special recognition acknowledges our pursuit in innovation of housing typologies. OPEN Office is constantly questioning the status quo of how buildings, houses, spaces and communities should all be built. ‘Well Connected’ creates five primary dwelling units intricately organized each with its own attached ADU, effectively creating 10 separate dwelling units on an R1 lot. Embracing the site’s natural slope and the benefits of vertical living, the project weaves a network of interconnected pathways and terraces that invite everyday connection, maximizing opportunities for light and air, and enhancing shared ground-level amenities.
Christopher Hawthorne, a member of the Jury and the former Chief Design Officer of Los Angeles (2018-2022) said, “The strong design solutions show that by subdividing standard single-family lots while tucking in ADUs, nine units can look a lot like just one as viewed from the street. Outdoor space is prioritized by creating roof terraces, sharing yards, or stacking homes in mini-towers to make space for private gardens.”

Located on a narrow corner lot in Atherton, this home is defined by thoughtful contrasts.
A series of timber-clad volumes creates privacy for both indoor and outdoor spaces, while opening up to a more public gathering space at the corner. Light, shadow, and space move freely behind timber screening elements as the boundary between interior and exterior is dissolved. The result is a balanced form that blends openness and enclosure into one cohesive whole.
