Demand for high-quality office space in London remains strong, but supply is increasingly constrained.
Our latest Market Update looks at how this imbalance is influencing occupier behaviour. Faced with ongoing uncertainty, rising rents, fit-out costs and limited availability of Grade A space, many large organisations are choosing to stay where they are, investing in refurbishment and workplace upgrades rather than relocating.
This is shaping the types of projects coming to market. Refurbishment and reconfiguration are becoming central to workplace strategies, with occupiers prioritising flexibility, functionality and sustainability in how their spaces perform.
At the same time, the wider market context continues to be a challenge. Ongoing geopolitical tensions are contributing to energy and material price volatility, creating renewed inflationary pressure across parts of the supply chain.

Earlier this month, we strengthened our leadership team with two equity partner appointments, reflecting planned progression and long-term investment in senior leadership.
Congratulations again to George Brown and Jack Lewis on joining the equity partnership.
George marks his tenth year at exigere and specialises in major central London commercial office redevelopment. He is known for clear, concise advice and hands-on involvement from early stages through to completion. Beyond project work, he is actively involved in recruitment, management and strategy, as well as people development across the business.
Jack joined exigere in 2019 and leads the workspace team, specialising in the London office fit-out market. He is highly trusted by clients for his diligence, reliability and practical commercial thinking, and has played a key role in strengthening exigereโs workspace capability as that part of the business has grown.
These appointments recognise sustained contribution across the business and strengthen the depth of our senior team as we continue to build capacity for the next stage of our five-year plan.

Earlier this year we confirmed a number of promotions across exigere. Ewan Adamson was promoted to Associate, and Irtazah Shah and Luke Revell moved into Senior Project Surveyor roles. Within our Engineering Services team, Connor Sorrell was promoted to Senior Engineering Services Surveyor and Johnny Eades to Engineering Services Surveyor.

Following its acquisition by Cheyne Capital and @stanhope_plc , One Row at Red Lion Court is moving forward on Londonโs South Bank.
Weโre working alongside @big_builds , Real PM, @hilson_moran and @akt_ii to deliver 250,000 sq ft of best-in-class office space with leading sustainability credentials, targeting NABERS UK 5* and BREEAM Outstanding.
The scheme will raise the bar for workplace design, occupier wellbeing and public realm, creating a landmark riverside destination.

@_exigere โs Paul McHugh and Tom Brunt have been nominated for the @uniofreading โs Employer of the Year Award following their work mentoring one of this yearโs summer interns, Abidemi Fatusin.
The nomination came via the Reading Internship Scheme, with Abi highlighting the support, guidance and welcoming environment she received throughout her placement.
This summer, we hosted two interns from Reading and supported 14 students through work experience, giving future professionals a meaningful insight into the industry.

76 Southbank, once the IBM Building, has been reinvented to deliver over 400,000 sq ft of modern workspace in a landmark riverside setting.
The refurbishment extends and upgrades the building with new terraces, retail and office accommodation, while retaining over 80% of the original structure. The result is a low carbon scheme achieving BREEAM Outstanding, EPC A, NABERS 5 Star and WELL Gold.
Now shortlisted in the @nlalondon London Awards Conservation category, the project demonstrates how existing buildings can be adapted to deliver sustainability and performance without losing character.
