On The Market • As one of the most trusted voices in design and architecture media across Australasia, we’ve long understood how to present exceptional design-led residences in a way that connects with a discerning audience. This understanding has driven the creation of On the Market, a new, curated, architecture-led real-estate vertical. Featured across our print publications, website and social channels, the platform will showcase design-led houses, apartments, penthouses and multi-residential projects currently for sale across Australia, New Zealand and, soon, the United States.  Head to the link in bio to discover On The Market by The Local Project.

Issue No. 18 Feature • Video Feature • At the heart of Cloaked House sits an internal garden that acts as both a spatial and experiential anchor. Circulation paths move around it so that each transition reconnects occupants with nature. Looking upward reveals a double-height void that draws light deep into the interior while framing views of the sky and surroundings. Cloaked House also enhances environmental performance through passive design strategies. Breezes flow naturally through the home, while natural light reduces reliance on artificial lighting. Retaining much of the original structure also reduced embodied carbon, revealing how sustainability can coexist with refined architectural outcomes. Project Feature • Located in Willoughby on Sydney’s leafy Lower North Shore, Cobar House by premium home designer and builder @numia.projects was created for modern family living. From the curvilinear architecture to the intricately detailed interiors, the home encapsulates elegant contemporary minimalism. The residence may appear effortless, but its contemporary sophistication is the result of impeccable craftsmanship and close collaboration with @vicello___joineryhouse and @cavart_ds . Cobar House’s bespoke joinery, crafted by Vicello, extends far beyond cabinetry, while Acquarella Brazilian quartzite from CAV’ART brings movement and depth to the kitchen island, splashback and rangehood. Project Feature • Northcote Townhouses, a collaboration between @birthisel_wittingslow , studioesteta and @carr_au , distils the familiar language of the traditional Melbourne home into a considered series of residences that balance connection and privacy. Born from a shared ambition among the homeowners – including two architects, two interior designers and an electrician – the project reimagines medium-density living on a generous, underutilised site. Earlier this week in Auckland, The Local Project welcomed one of the most inventive minds in architecture, Tom Kundig, for a special evening of lively discussion. Set inside The Libraries Lounge at @thehotelbritomart , the intimate gathering brought together a considered group of New Zealand’s leading architects and designers. Speaking with The Local Project editor @milthwaites , Kundig shared insights into his creative process, the evolution of his practice and the ideas explored in his new book, Complete Houses. Heartfelt thanks go out to all who joined and contributed to such a memorable evening. Photography by @thelocalproduction_ . Filmed and edited by The Local Production.

Issue No. 20 Feature • Starting with a lofty oceanfront site, Auckland studio @herbstarchitects performed innovative architectural feats to maximise the water views in this stunning Waiheke weekender. Perched high on a promontory, the location of Te Whau captures the feeling of being on the prow of a ship, high above the ocean. But while the site is a gift, the design of this home works hard to not only frame the vista but to deliver something delightfully unexpected. Project Feature • @emilygillis reimagines a Victorian red-brick, double-storey home in Camberwell as a graceful family residence, preserving its historic envelope while reworking the interior for modern living. Across Loch’s 400-square-metre plan, designer Emily Gillis balances practicality with atmosphere. In the reoriented kitchen, a workbench is positioned beneath a French window overlooking the garden, complemented by a new butler’s pantry. Extended French doors, custom cornices and mouldings, Versailles oak floorboards, and Carrara and Calacatta stonework elevate the home’s original architectural language, while warm white walls and UK-sourced lighting and furniture lend an English sensibility. The result is calm, layered and subtly formal, sympathetic to the dwelling’s Victorian character. Head to the link in bio to read about more projects from Emily Gillis Design on The Local Project. Video Feature • Positioned within one of Los Angeles’ most iconic neighbourhoods, Anawalt House embraces its context while establishing a distinct identity. The design responds to the clients’ desire for a place that accommodates gatherings with ease, resulting in a layout centred on indoor-outdoor living. Large sliding doors dissolve the boundary between interior and exterior, allowing spaces to extend to the pool deck and landscape. This sense of permeability defines the experience of the home, where architecture supports both intimate moments and larger social occasions.
