In our second episode, we step inside Studio One Eleven’s downtown Long Beach workplace—an adaptive reuse project that has become a living experiment in community-driven design.
Partners Alan Pullman and Michael Bohn, alongside team members and collaborators, share how the move from a disconnected high-rise to a vacant storefront reshaped not only their workplace, but the surrounding neighborhood.
What began as an office relocation evolved into a collaborative urban lab, bringing together artists, local businesses, and institutions—and helping spark the Downtown Long Beach Design District.
Together, they reflect on risk, reinvention, and what it means to “eat your own cooking”—testing ideas in real time and designing with the community, not just for it.

We recently gathered with Proyecto Pastoral for our second community engagement meeting, presenting design options shaped by the voices we heard the first time around.
For Proyecto Pastoral, transparency with the community they serve isn’t optional; it’s foundational. We’re honored to walk alongside them through every phase of this office remodel, knowing the best outcomes come from listening first.

Principal Kirk Keller takes us through Studio One Eleven’s work at Rancho Los Cerritos, a 4.7-acre Long Beach landmark where sustainability, signage, and visitor experience come together to honor the site’s history and welcome the community.
Leadership in action looks like designing landscapes that respond to climate, serve communities, and shape the decades ahead. Happy World Landscape Architecture Month!

On International Design Day, we’re reflecting on “The Spaces in Between.” The moments where ideas are still forming and real connection begins.
At Studio One Eleven, that space often sounds like: “We’ve never done this before.” It’s an invitation to ask better questions, collaborate across disciplines, and design with, not just for, communities.
Our podcast explores these moments, where uncertainty leads to stronger, more connected places. Because design isn’t just what we make. It’s what happens between us.

Studio One Eleven participated in the International Parklet Symposium in San Francisco, collaborating with leaders across North America to explore the future of streets as public space.
From case studies to site tours, the symposium created space for shared learning around new approaches to design, policy, and implementation. These ideas continue to shape how underutilized streets can become more active, people-centered places.
We’re proud to have collaborated on the California Parklet & Open Streets White Paper, click our link in bio to view.
A reminder that learning in action continues to shape our work.

We joined Proyecto Pastoral for a community engagement meeting as part of their process to envision the remodel and expansion of their headquarters and women’s shelter.
Through conversation and connection, we gained a deeper understanding of the organization’s impact and gathered input to help shape what comes next.

Studio One Eleven’s project, Armory Arts Collective, is beginning its next chapter. Our Project Architect Sarah Guan and Project Manager Preema Modi share the story behind this historic 1930s National Guard Armory and how we are transforming it into 64 affordable senior homes.
Through adaptive reuse of the existing Armory and new construction housing, the project will bring new residential life, community amenities, and a rooftop overlooking Gumbiner Park.
With construction just beginning and completion anticipated in Fall 2027, we’re excited to share the progress as this project comes to life.

Watching a building come to life is more than construction, it’s transformation. Our project, Westside Gateway, has been years in the making. Now emerging, it is reconnecting the street grid, breaking down the megablock, and shaping a mixed-use district that connects housing, retail, and public space at the western edge of Downtown Long Beach.

How do you keep a boardwalk from feeling repetitive?
Episode 114 | Pre-Engineered Metal Building | West Harbor
👥 @studiooneeleven
In this clip from Episode 114, Scott Parker, Design Director at Studio One Eleven, explains the challenge of designing a boardwalk experience that people haven’t already seen before. With water on one side and retail on the other, the risk is creating something predictable that visitors quickly tune out.
Instead of a continuous stretch of restaurant bar restaurant bar, the team focused on programmatic diversity across the entire mile. Working closely with ownership and leasing, they introduced variation through uses, materials, furniture, color, and overall atmosphere so that each segment feels distinct from the last.
The result is a more dynamic waterfront experience where movement along the boardwalk reveals something new at every turn, encouraging people to stay engaged from start to finish.

Where will Los Angeles watch the World Cup together?
We’re excited that two Studio One Eleven projects have been selected as official Los Angeles fan zones for the FIFA World Cup 2026.
During the 39-day tournament, fans will gather at Union Station and West Harbor to watch matches, celebrate the game, and share the energy of the World Cup with communities across the region.
Both projects are part of a network of 10 fan zones across Los Angeles, transforming some of the city’s most iconic places into stages for the world’s biggest sporting event.
We can’t wait to see these spaces filled with fans from around the world.
