In San Diego, ADUs (Accessory Dwelling Units) have become a smart way to increase property value — but sometimes, they turn into so much more. 🏡✨💸
We recently worked with East Coast transplants in Ocean Beach/Point Loma who started with a simple garage-to-ADU conversion for rental income. As we navigated setbacks, zoning details, and space planning, the vision evolved into their own dream home.
By optimizing their Floor Area Ratio (FAR), mirroring the architecture of the main house, and taking a utilitarian approach to design, they decided to rent out their primary home and move into the newly built ADU instead.
One fun twist? We developed two versions — one with a loft and one without. Which one would you choose?

This close-knit household loves nightly dinners and fills their home with life’s memories — but a wall partition created a bottleneck in the heart of their home.
Through thoughtful design, we:

🪴 Moved the entry door to allow for a larger kitchen & dedicated foyer
🪴 Added a coat closet
🪴 Revamped bathrooms for a family of four working from home
The result? A once static kitchen is now a dynamic, functional hub that supports cooking, gathering, and everyday life.
