Is Condo Ownership a Thing of the Past for the City of Vancouver?
Vancouver’s condo market is experiencing a sharp slowdown, with just 219 condo units breaking ground in 2024 — an alarming 83.5% drop from 2023’s activity.
Developers are struggling to hit financing targets, and high-rise projects have stalled. The average project size is now around 50 units, mostly low-rise and townhouse developments.
On the flip side, the rental market is thriving. In 2024, over 1,300 rental units started construction — similar results as the previous year. There are currently 7,000 market rental units under construction, with 3,000 anticipated to complete this year.
Approximately 80% of purpose-built rental projects currently under construction are either financed through CMHC programs or are being developed with conventional financing, with plans to refinance through CMHC-insured takeout. The majority of these projects are leveraging CMHC’s MLI Select New Construction program, due to its favourable underwriting terms.
