It was lovely to visit our barn conversion project in Suffolk yesterday, to review works on site and to see how the spaces are taking shape now the windows have been installed.
This project involves the careful conversion and renovation of three curtilage listed barns and the construction of a link extension to create a single dwelling, with loggia and landscaped courtyard.
The design seeks to preserve the character and significance of these existing structures, whilst shaping a home suited to contemporary living.
The proposed works incorporate breathable woodfibre insulation, unpainted lime plaster and exposed woodwool boards, to create a home rich in texture and visual interest.

A considered renovation of an 18th century cottage in rural Suffolk, restoring its character whilst fundamentally rethinking how it performs.
The existing dwelling suffered from poor thermal comfort, inadequate insulation and a disjointed layout. Our approach centred on a fabric first strategy: stripping back non-breathable cementitious renders and plasters to expose the original masonry and timber frame, before introducing woodfibre insulation, lime renders and new thermally efficient windows throughout to improve thermal comfort, air tightness and breathability.
A new ‘warm’ roof to the original cottage unlocked the first floor entirely, enabling vaulted ceilings, double-height volumes and a complete reconfiguration of the internal layout. Carefully positioned openings establish strong visual connections, creating a sense of spaciousness within a modest footprint.
Mechanically, decentralised MVHR, an Air Source Heat Pump and a combination of underfloor heating and radiators work together to maintain comfort with minimal energy demand. Fourteen photovoltaic panels paired with a 15kW battery array support both the home, EV charging, hot water and grid export, providing genuine energy resilience in a rural location.
Externally, lime render and brimstone ash detailing reinforce the cottage aesthetic, whilst a contemporary zinc dormer to the rear introduces a deliberate shift in scale. The landscape scheme balances productive growing spaces with naturalistic planting designed to support local biodiversity.
The result is a home that is deeply rooted in its place, honest in its use of natural materials, rigorous in its environmental strategy, and designed to endure.

A significant milestone at Green Gates has now been achieved, with the roof works now fully topped off.
The reinstated and extended tower feature (echoing its past), rising a full storey higher at second floor level, once again gives this Queen Anne Revival building its appropriate prominence within the village street scene. Every detail has been carefully considered, from accurately reproduced period features to seamlessly integrated thermal performance upgrades hidden within the fabric.
As the wider project nears completion, the tower stands as a striking preview of what's to come: a thoughtful balance between heritage restoration and contemporary sustainability. Green Gates is reclaiming its place in the village; one carefully considered detail at a time.

A nice way to finish the year, with approval of a reserved matters application, for three sizeable 4 bedroom properties in Hollesley. The three properties have been carefully designed to ensure they respond positively to the national landscape and make full use of this greenfield site. Plaice provided planning, architecture and landscape services and worked closely with East Suffolk Council and the rest of the project team to address consultee concerns.
Approval was granted via delegated decision.

Christmas has come early for one of our clients this week, as planning permission was secured at committee for a fantastic new family home.
