A quick look into a new project transforming a corner block in Lennox Head.
The project replaces an old house and shed with two new houses, gently increasing the density and providing a more diverse housing mix.
The design draws on the local coastal language of fibro, timber and tin with deep eaves for the living areas to make the most of the climate.
We’ve been working with @moradabuild throughout the design process, which has allowed us to tap into the knowledge and experience in keeping the cost and time-frames down. A part of this was the decision to retain the ground floor of the existing house, presenting a significant saving in carbon and financial costs for the project.
It’s been approved through a CDC pathway, resulting in fast-tracked construction.
This significant renovation transforms an old, worn out 2-bedroom house from the 80s into a new home for a growing family.
Originally planned as a new build, the call was made to retain the ground floor brick base and concrete slab - saving cost in demolition, dumping fees and reconstruction, whilst also presenting a significant saving in the carbon footprint of the project.
The plan of the house is essentially a square with one quarter removed to open up the north-east, making the most of the headland aspect.
The smaller house on this Lennox Head corner block is a playful little 1-bedroom home, designed to be efficient, cost-effective and quick to build (we’re looking at a 3 month build program).
It’s only 60m2 internally, but has been future-proofed with a plan that allows for a staircase to be incorporated to add additional bedrooms upstairs if required. The plan orientates the house to the street and the north, allowing life to spill out onto the front garden and the neighbourhood community context.
Doors, windows, cladding and light fittings are used to animate the facade of a very simple built form.

A quick glimpse into the design process for a new house on the drawing board.
Every project begins as a series of hand-drawn sketch explorations — investigating the plan, section, structure and connection to site.
Those initial ideas gradually evolve into CAD documentation, 3D models and atmospheric renders, but the first sketches are always the most important.
Rowie HQ
The lantern-like meeting room was designed to meet the tight deadline of a 4-month project turn-around for design & construction. The walls are made from off-the-shelf materials, pre-primed timber studs and fibreglass sheeting. We also designed and had custom desks and computer stands fabricated, alongside other items like custom lights, a pattern-making table and joinery.
