By selling to the land trust for $270,000 — well below its appraised value of $369,100 — they ensured that this home would remain within reach for working families. In November, Kathy Rhinehart became the next chapter in that story when she stepped into homeownership in this 3-bedroom, 1-bathroom, 1,065 sq ft home. And with the other side of the duplex already in our CLT program, both units are now permanently preserved as affordable housing. 🏡

For many women working toward homeownership, qualifying for a loan is only part of the journey—the real challenge often comes down to closing costs.
When the Women’s Foundation of Montana pledged $30,000 to the Northwest Montana Community Land Trust, it helped remove one of the biggest barriers female heads of household face: that upfront, out-of-pocket expense that can stand between them and the keys to their home.
With additional support from local businesses, nonprofits, and community members through donation matching, five women were able to close on their homes between November 2025 and April 2026. For many, this wasn’t just a home—it was stability, security, and a new beginning.
With over 60% of Land Trust homeowners being single women or single mothers, this kind of targeted support creates real, lasting impact here in the Flathead Valley.

Before becoming homeowners, this Flathead Valley family of four — plus their cat — were all sharing a single bedroom in a family member’s home. Like many local families, they were working hard, paying down debt and saving what they could, but homeownership still felt out of reach.
The search for affordable housing had become exhausting and discouraging. It often felt like there were no realistic options within their budget.
That changed when they purchased a home through the Community Land Trust.
Today, their mortgage is manageable, they’re able to add to their savings each month, and they’re no longer living in constant survival mode. Instead of simply getting by, they finally have the stability to enjoy everyday life again.
Homeownership also opened new opportunities. With a stable and affordable home, Kali was able to start a small business from home while caring for their kids — something she had always dreamed of. The family even welcomed a few more pets, something that had been nearly impossible while renting due to strict pet policies and extra fees.
Living and working in the Flathead Valley isn’t easy for many local families, but affordable homeownership has made it possible for them to stay in the community they love — building stability while still being able to save, put food on the table, and enjoy the small moments that make life meaningful.
Stories like this are why Community Land Trust homes matter. CLT homes provide real, lasting stability for families who might otherwise be priced out of the communities where they live and work. It's work we love doing, and wouldn't trade for anything else.
