John Street Villa.
A few years ago, @cmbuilt_ltd brought us in to replace the full exterior and interior joinery of this heritage villa in Ponsonby as part of a restoration and extension project.
The extension features a large rear slider leading to a private alfresco and pool area, while the basement was outfitted with custom joinery for an Airbnb. We also delivered a classic front door and four-panel doors for the interior, giving a nod to the home’s character.
This project is a testament to how traditional elements and contemporary style can work together, and proof that a lot of the time, the classics are hard to beat.

A thoughtful reworking of a classic state house, designed around light, proportion, and how the spaces are actually used.
Our role was to carry that through into the joinery. Multi-lite timber windows, custom awning windows, and large sliding doors, all double glazed and detailed to suit how the home opens up to the outdoors.
I can’t speak highly enough of Guy and the level of detail that’s gone into this project, if you haven’t seen his amazing work yet, be sure to check it out at @guytarrantarchitects .

Why are more New Zealand homes moving back toward timber joinery?
For a long time, aluminium became the default because it was familiar and widely available. But more homeowners and architects are now looking closer at how materials actually perform in New Zealand conditions.
Between coastal environments, high wind zones, and changing temperatures, timber offers a different level of thermal performance as a natural insulator, helping reduce the transfer of heat and cold through the home year-round.
Just one of the many reasons timber joinery remains supreme.

Feedback like this never gets old.
Hear from Brendan as he talks through his experience working with the team at our recent Remuera project.
Safe to say we were pretty happy hearing this one back 🤝

Most homes aren’t built for a single moment in time.
They’re lived in, updated, and passed on because things change, and the materials you choose need to be able to move with that.
That’s where timber joinery stands apart.
It can be refreshed without starting over. Colours can be updated, finishes reworked, and components adjusted as the home evolves. You’re not locked into one decision made at the build stage.
It’s a longer-term way of thinking and one that lines up with how homes are actually used over time, not just how they look at handover.
The question isn’t whether timber joinery lasts. It’s whether you’re thinking far enough ahead to let it.

The day we stop looking for ways to be better is the day we start going backwards.
That’s how we approach every aspect of our business: A vision of continuous improvement.

We’re back on site with the team at Modus Developments, revisiting our Epsom Extension from December.
This project brought together an extension and restoration at the rear, with new Alaskan yellow cedar joinery, sash replacements where needed, and new internal doors.
A beautiful example of how timber joinery elevates heritage spaces.

Why is timber joinery a better long-term option than aluminium or uPVC?
When it’s made properly and looked after, quality timber joinery can last up to 50 to 80 years. The big difference is it can be repaired and refinished over time, rather than replaced entirely.
uPVC is limited by a fixed lifecycle, and aluminium can begin to corrode or lose its integrity over time, especially in harsher conditions.
That’s what makes timber joinery a more cost-effective choice over the life of a home.
