Our purpose is simple: to create built environments that challenge convention and elevate the human experience.
We design spaces that serve communities, from K-12 schools and civic buildings to multifamily housing, cultural spaces, and custom fabrication. Our work is rooted in material exploration, thoughtful process, and the belief that good design should make everyday life better.

We were looking for a reason to take a trip down memory lane, and our 17th birthday felt like the perfect one.
Modus Studio began seventeen years ago in a 9×11 ft spare bedroom, with a few sketches, a secondhand desk, and a big belief in what design could do for our region.
Since then, we’ve grown into a collaborative practice shaped by making, listening, and learning, still rooted in the Ozarks, still driven by purpose.
To every client, teammate, builder, and community who’s been part of the journey: thank you. Here’s to year 18 and beyond.
This past week, we joined the Congress for the New Urbanism conference to give the “Scaling up Housing” tour, highlighting a series of modus projects across Fayetteville.
The tour included visits to Adohi Hall, Eco Modern Flats, Cardinal Student Housing, Uptown Apartments and Shops, and South Yard Lofts, each offering a different perspective on housing, sustainability, and neighborhood context. Together, the projects explored how larger-scale housing can support everyday living while responding to the surrounding urban fabric.
It was meaningful to share these projects and to have conversations around housing, development, and growth happening across Northwest Arkansas.

Located in the 500 block between Emma Avenue and Luther George Park, the project brings 150+ residential units and over 11,000 square feet of commercial and community space to downtown Springdale.
As the first hybrid mass timber multifamily buildings in Arkansas, Via Emma reflects a different approach to multifamily housing, one that considers material, structure, and long-term impact alongside growth.
What’s most exciting is how it connects into the fabric of Springdale, supporting walkability and everyday use of downtown.

Construction is moving along at the @Amazeum in Bentonville!
The main structure and rooflines are coming together, and you can start to see the form of the building take shape, especially in the larger overhangs and exterior details.
The project is currently on track to be completed in Fall 2026. Over the coming months, work will focus on the “skin” of the building (metal panels), continuing interior build-out, and refining the details that bring everything together.

Our team spent last week at Osage Park After Dark, celebrating 5 years of this incredible space with the Peel Compton Foundation.
