We are very proud to announce that Farmstead Road has won the Healthy Homes Category at the @thepineapplesuk !
Located within the historic Bellingham Estate, weâve replaced 3 houses and a backlands site into 24 beautiful, affordable, and ultra-sustainable homes for the amazing @phoenixtogether .
The prize celebrates our commitment to building homes that actually make life better. By designing to Passivhaus standards with super-insulated walls, these homes stay warm in the winter and cool in the summer- keeping energy bills ultra-low.
At the street-facing âgatehousesâ and our gallery-access âbutterflyâ building, every detail was conceived to provide light and privacy for everyone. Itâs fantastic to see that the community is already thriving and a timely reminder that resident-led housing should be enabled everywhere.

The design of Farmstead Road is all about quality materials that stand the test of time.
From the street-facing gatehouses to the unique âbutterflyâ block at the heart of the site, we have used high-quality brickwork to create homes that feel solid and integrated. By tucking bike and bin stores into the landscape, we have kept the focus on the clean lines and beautiful masonry of the buildings themselves.
Warmer homes and lower bills. Farmstead Road has been designed to Passivhaus standards to tackle fuel poverty head-on in collaboration with specialist engineers Etude.
With super-insulated walls and a high-performance âfabric firstâ design, these homes stay warm in the winter and cool in the summer aiming to be high-quality, sustainable architecture that makes a real difference to the people living inside
Built with the community, for the community. đ€ Because Phoenix Community Housing is resident-led, the neighbours had a seat at the table from day one.
We spent time listening and learning from local residents to make sure Farmstead Road was a positive addition to the estate. The result is a project built on a foundation of trust and shared vision.
The layout of Farmstead Road was designed to feel like a natural extension of the street.
The two âgatehouseâ buildings at the front create a welcoming entrance, while the âbutterflyâ block at the back makes the most of the siteâs unique shape. By working with the existing geometry of the land, we have created a neighbourhood that feels open, airy, and perfectly at home
Farmstead Road sits within the historic Bellingham Estate, a community with a proud heritage dating back to the 1920s.
Located within the historic Bellingham Estate, our design for Phoenix Community Housing honours the heritage of the area while breathing new life into a 0.29ha site. We have turned underutilised space into 24 beautiful, affordable homes. Swipe to see the final design!
Annesley Gardens has been shortlisted for the prestigious @riaionline Silver Medal for Housing.
Transforming a constrained backlands site in Ranelagh amongst fifty-eight protected structures required a rigorous approach to site planning - moving away from standard layouts to deliver twenty modern family homes that truly respect their nineteenth-century context.
By utilising acute first-floor âcut-backsâ and âlight chimneysâ, we moved beyond the ubiquitous twenty-two metre back-to-back rules to prioritise sunlight and privacy - all while achieving a sustainable density of 41.5 dph. From the sawtooth brickwork detailing to the A2 energy rating, every element was designed to balance the local Victorian vernacular with high-performance modern living.
A huge thank you to the RIAI for this recognition and to our incredible project team for bringing this vision to life.
