We are extremely proud to have completed a project that is very near and dear to our hearts, Dream Charter School. It is an honor to watch as Dream’s students begin 2023 in a brand new 188,000 square-foot charter school that will serve 1,400 students, pre-K to 12th grade. The renovations that were completed replace the long-vacant Rupper Ice House, and include a brand new gym, library, art rooms and large classrooms with tall windows, including a skylight constructed with layers of windows on the upper floors which allows sunshine to pour in. This is a space we are very proud of because it was designed with the students in mind, who can now attend school in an environment that will allow them to follow their dreams. We look forward to building more schools like Dream, and many other community-driven developments that New Yorkers can be proud to call home.
Maddd Equities looks forward to giving back every year, especially during the holiday season. We were honored to donate gifts to the families of Theresa’s Haven & Siena House shelters in the Bronx and NYCHA Ingersoll Community Center in Brooklyn. The New York City Department of Buildings recently approved applications to construct a new 30-story mixed-use property at 3875 Ninth Avenue in Manhattan. The development is located at the waterfront edge of Inwood and will create over 600 units of affordable and middle-income housing, roughly 62,000 square feet of retail space positioned on the lower levels, and 122 parking spaces.
Designed by Aufgang Architects, the building will comprise approximately 544,000 square feet and top out at 295 feet. The façade includes a mix of red and gray cladding, a typical punched window system, and full-height glass walls at the first and second floors where the retail component is positioned.
The massing gradually sets back above the tenth, 12th, and 17th floors. Renderings do not clearly illustrate how the open spaces above these floors will be activated, but a mix of private and communal terraces is most likely.
Jorge Madruga, founder and managing principal of Maddd Equities, is listed as owner of the building on permit applications filed with the Department of Buildings. Joy Construction will serve as general contractor. Construction is not expected to break ground until funding and incentives are secured from city agencies.

We spent a wonderful afternoon in partnership with @wearedream handing out bags of fresh produce to children and families in the South Bronx. This event builds upon the food relief efforts set up by DREAM to serve the families and neighbors of their current and prospective students.
Families also got a chance to preview their new school building, which will welcome 1400 students from grades Pre-K-12 this fall! Thank you to Council Members @cmdianaayalanyc and @msvanessa77 for helping to serve our neighbors.

We are grateful this Thanksgiving to team up with Councilman Rafael Salamanca Jr. and Hunts Point Produce Market to donate and distribute turkeys to several families in the Bronx as part of the Hunts Point Gives Back Initiative! His office has been holding twice-a-week food distributions throughout the pandemic, feeding close to 30,000 neighbors!
