🇬🇧/🇨🇿:
@hybe.cz is entering its next phase. A construction permit has now been granted, setting a clear and confident direction for the project.
The distinctive architectural concept by @klaska.ltd builds on the success of the award winning @masarycka_spojuje development while carefully preserving the valuable historic elements of the former post office building. This approach creates a strong and recognisable identity, reflected across approximately 6,300 m² of premium office and retail space.
Completion is scheduled for Q2 2028. HYBE creates space for next generation developments.
---
HYBE vstupuje do své další etapy – získali jsme pravomocné stavební povolení a projekt tak má jasný směr.
Unikátní architektura od @klaska.ltd navazuje na oceňovanou Masaryčku @masarycka_spojuje a zároveň citlivě zachovává cenné historické části budovy bývalé pošty. Díky tomu prostor získává nezaměnitelný charakter, který se promítne do přibližně 6 300 m² výjimečných kancelářských a obchodních prostor.
Dokončení budovy je plánováno na Q2 2028. HYBE přináší prostor pro výjimečné projekty.

The Florenc Residential Block 02 competition proposal addresses a key component of the regeneration of a long-neglected brownfield site in central Prague. Rooted in the historic residential block typology, the project is designed to create a diverse, human-centred neighbourhood that integrates seamlessly with its historic context.
The courtyard, as the heart of the block, provides residents with a tranquil, semi-private garden space. The vegetation contributes to a pleasant microclimate and continues up the vertical walls, occupying the threshold between the built environment and nature. This garden fosters community life and interaction among residents while providing high-quality outdoor areas sheltered from street noise.

Rooted in the historic residential block typology, the project is designed to create a diverse, human-centred neighbourhood that integrates seamlessly with its historic context.
Particular attention is given to the interface with the public realm. The proposal establishes a coherent repertoire of treatments for retail frontages, entrances, and the transition from the ‘piano terra’ to the upper residential floors, providing clear programmatic legibility.

Rooted in the historic residential block typology, the project is designed to create a diverse, human-centred neighbourhood that integrates seamlessly with its historic context.
The design is firmly grounded in local cultural, climatic, and urban conditions, reinterpreting traditional materials and architectural motifs in a contemporary manner. Carefully modulated volumes and a rich palette of materials establish a strong sense of place and identity.
Communal courtyards, rooftops, and active ground floors foster social interaction, biodiversity, and a vibrant public realm. As part of the Florenc 21 development, Block 2 reclaims central urban land for meaningful, permanent living, offering a resilient and inclusive model for sustainable urban regeneration.
The block establishes a coherent urban structure that reflects the principles of an organically grown city, where scale, form, and spatial relationships evolve naturally from historical patterns and context.

INFRASTRUCTURE AS A CATALYST FOR REGENERATION
The competition proposal for the Chomutov Terminal envisions infrastructure as an active agent of urban regeneration.
The new terminal in Chomutov represents a unique opportunity to create a distinctive building with a strong visual identity and urban presence.
With its deliberately simple yet expressive triangular roof geometry, the building becomes a confident urban figure perceptible from all perspectives. Its form strengthens orientation within the urban fabric and ensures clear legibility even from a greater distance. The roof geometry responds sensitively to its urban context, shaping generous covered forecourts that elevate the comfort and experience of users.
With its overhang, the roof acts as a horizontal urban landmark.
The ambition of the terminal design, and the regeneration of the entire site, is to establish a logical and comprehensible urban renewal strategy that harmoniously integrates transport infrastructure into the city fabric while encouraging the creation of compact development to connect what has so far been a fragmented area. Within this clearly defined structure, the architecturally distinctive terminal building serves as a key element and a natural focal point of the regenerated district.
