AVONLEIGH QUEENSLER by @kelderarchitects • a grand renovation and extension of a classic Queenslander, blending heritage charm with modern family living.
The new lower level mirrors the original footprint while adding entry, study, car accommodation, and extended verandas framed by timber colonnades.
The rear extension stands out with sandstone cladding and shou sugi ban terraces, filtered by a terracotta batten screen that brings morning light deep into the home.
At the heart of the house is the double-height grand room, a vibrant, central space connecting private upper levels with open living areas below.
Designed for family, entertaining, and outdoor living, it’s the true focal point of life at Avonleigh.

Flashback to our Abbot Street project in New Farm — what a transformation.
This build was much trickier than it looks. We lifted and relocated a severely dilapidated home, complete with a 130-year-old three-storey chimney still intact.
The upper level was rebuilt using an off-form concrete slab — constructed beneath the original flooring — all while propping up both the upper and lower levels of the old house (no easy task!).
To top it off, COVID lockdowns hit just six months from completion, adding another layer of complexity.
We pushed through — and the results speak for themselves.

6 months since the completion of Beju Burleigh . Great project . Great team . Great design . Set a new benchmark for prices on townhouses in Burleigh Heads. Conceived during Covid and brought to life over wine and cheese Fridays with great friends and partners.
Beju Residences - SOLD OUT & COMPLETED. 3 sold prior to completion and one shortly after. Not only did we set a street record for the sale prices but we have left behind a truly eye turning product.
