Located on a steep site with sweeping views of the Golden Gate Bridge, this home is entering a new chapter. Demo is officially underway as we begin a full-scale transformation in collaboration with Marmol Radziner and Ingrao, Inc.
The design reimagines the interior architecture with refined detailing, integrated millwork, and layered materiality, bringing warmth and clarity to a dramatic setting. Floor-to-ceiling glazing frames the bay, while custom built-ins, curated lighting, and a sculptural bar create spaces designed for both gathering and quiet retreat.

Updates from our Russian Hill Home.
The site has Bay views and a steeply sloped lot to match. Active work spans rear-yard landscape and hardscape, selective framing, and circulation through a home that doesn't have the luxury of a clean, open construction zone, which means sequencing decisions matter at every stage.
One detail worth noting: excavated material is moving off-site through the rear lot rather than through the front of the house. A conveyor system carries dirt out and drops it directly into a roll-off in the alley. It's not the kind of solution that shows up in finished photography, but it keeps the interior work protected and the project moving on a constrained site.

At our #SeaCliffResidence, this curved stair is becoming one of the project’s defining features, anchoring the entry sequence and organizing how you move through the house. With the structure exposed, we can coordinate the details that will disappear later: backing for rails and guards, consistent geometry at the curve, and clean transitions at landings before finishes lock everything in.

#NormandieTerrace is back in motion, and the current phase demands precision above almost anything else.
The focus right now is on excavation and shoring. Hand-dug shoring pits are being carefully opened, and the images document both the contained nature of the exterior conditions and the incremental, controlled manner in which this phase must proceed. It's not fast. It's not dramatic in the way that framing or finish work tends to be. But it is foundational, in every sense of the word.

Larkin Street is a new addition to FORMA’s active project roster, and it has a character that sets it apart from a straightforward gut renovation, because it isn’t one.
The approach here involves selective demolition paired with careful preservation of the existing home. Certain spaces have been opened significantly; others remain largely intact and are being updated more selectively. That contrast gives the project a distinct quality, especially where more finished rooms sit directly alongside stripped-back areas that are still being worked on. The house is being renovated in pieces, and that’s by design.

Steel goes from “set” to “structural” when connections are burned in on-site: measured, checked, and welded to hold geometry exactly where it needs to live. It’s high-skill work, and it’s one of the key steps that keeps the stair crisp from first tread to final finish.

The stair is coming into focus as one of the key architectural moves: the steel structure is being set in place, and the first wood elements are beginning to appear - early signs of the wrap that will define the assembly as it progresses. Around it, siding and sheet metal work continue, pushing the exterior forward in parallel. At this stage, both the architecture and the finish palette are becoming legible in real time.

We’re excited to share an early look at Larkin Street!
This project is a study in restraint, combining selective demolition with preservation of the existing home. We’re opening key areas to rework flow and light, while other rooms remain largely intact and are updated with a lighter touch. The most interesting moments are the transitions, where a finished room meets a space opened down to framing.
