Planning approval has recently been secured for this four-level residential development located on a prominent corner site opposite Victoria Gardens.
The project comprises 14 apartments arranged across four levels, with a communal rooftop providing shared amenity and outlook across the surrounding streetscape and adjacent parkland. The building’s massing has been carefully calibrated to respond to the corner condition, reinforcing its presence while maintaining a considered residential scale.
Architecturally, the development is defined by a modulated concrete façade, articulated to create depth and shadow, and complemented by refined bronze detailing that introduces warmth and material contrast. The result is a contemporary and enduring architectural response that contributes positively to the Windsor streetscape.

PROJECT UDPATE | 18 Bush Boulevard - Permit Granted
We’re pleased to share that 18 Bush Boulevard, Mill Park has recently been granted a permit through the Development Facilitation Process.
The approved development delivers a mixed-use outcome comprising approximately 5,000sqm of ground-floor retail and commercial space, with 250 apartments across seven storeys above. The project has been carefully designed to balance residential density with activation at street level, supporting both local amenity and long-term urban growth.
A key focus of the design is the integration of public space, creating inviting, accessible areas that contribute to the broader precinct and strengthen connections to nearby retail hubs. The active ground plane is intended to enhance pedestrian movement, support local businesses and reinforce Bush Boulevard as a lively and connected destination within Mill Park.
The project reflects our ongoing commitment to delivering well-considered, mixed-use developments that respond to their context while supporting vibrant, walkable communities. We look forward to progressing the next stages of this project.
