I walked a client through a 5,200 sq ft townhouse. Five floors. Beautiful finish. The obvious choice. Then we viewed a 4,000 sq ft lateral apartment. She turned to me and said, “This feels bigger.” She was right. In a house up to 30% of your square footage is stairs, hallways, and landings. Space you walk through, not space you live in. Most people treat square footage like it’s apples-to-apples. It’s not at all.. and it’s one of the biggest mistakes we see buyers make when choosing between an apartment and a house. The truth: not all square footage functions the same way. A 2,000 sq ft apartment feels and lives completely differently than a 2,000 sq ft house, even though the numbers are identical on paper. Once buyers understand why, it transforms how they search. And once you see it, you can’t unsee it. #mrsuperprime
