ON SITE | Taking a closer look at Park Row, an existing 1970s office building on Wickham Terrace, currently being reimagined by our Brisbane team in collaboration with @chaptertwogroup .
Positioned directly opposite Roma Street Parklands, the transformation focuses on creating high-quality, liveable apartments that balance inner-city density with access to expansive green space.
Adaptive reuse plays a key role in shaping this outcome. By working within the framework of the existing structure, the design navigates constraints while uncovering opportunities, retaining the building’s embodied energy, reducing construction waste, and accelerating delivery compared to a full rebuild.
It’s a process that requires careful coordination between structure, services and planning, often involving reworking floorplates, introducing new light and ventilation strategies, and upgrading performance to meet contemporary living standards.
The result is a project that not only extends the life of the building but repositions it for a new way of living.

The greenest building is the one that already exists.
By retaining over 1.6 million kilograms of the existing structure, we’re saving more than 1,500 tonnes of embodied CO₂.
That’s equivalent to:

Construction Update | Holm Rainbow Bay
Out of the dirt and into the tower 🏗️
Basement levels complete and ground floor slab now poured, marking the move above ground.
Precast columns and panels are already up on the western side, with the townhouses, gym and lobby areas taking shape up to Level 2.
Pump tower’s in and scaffold’s up ahead of the Level 1 pour in April. From here, the structure starts to climb in regular cycles.
Holm is starting to rise above Rainbow Bay.

The original building provided a clear framework, a strong geometric grid of horizontal and vertical elements.
Rather than replace it, the design builds on it.
The closed facade is opened into deep terrace spaces, introducing light, air and connection to the landscape.

Abbeywood Green in Taigum looking the goods! Kerbs in, walls up, roads boxed out, all lots sold and the finish line in sight.
After a few weather curveballs we’re back on track to wrap things up well before Christmas.
Abbeywood Green is an exclusive Metricon Neighbourhood, developed by Chapter Two, and backed by the Queensland Government’s Infill Infrastructure Development Fund, helping address housing demand in Brisbane’s northern corridor.

The sun’s been shining at @holmrainbowbay , so fortunately this one is not filling with water. 🌴
Bulk excavation has charged ahead and we’ve now hit the bottom of the basement.
We’re only days away from full excavation being complete, a huge milestone across this near 2,000sqm site.
As of today...
✅ Blinding slab poured across 70% of the site
✅ Raft slab waterproofing completed to 40%
✅ Steel reinforcement laid to 20%
In the coming weeks you’ll see the Basement 2 slab poured, the tower crane installed, and from there it’s up we go.
