2016 was actually the BEST year ever! It was the year my independence really started. I was degreed, cheering for the NFL, making great money & was preparing to buy a home shortly. This was the foundation I created for myself & my stability. 21 year old Candess really had no idea how much of an ACTUAL ROCKSTAR she was! Ugh, I love her I wish I could hug her!! She did E V E R Y T H I N G right. 2026 Candess is living with so much peace, stability & confidence because of the very mature and conscious decisions 2016 Candess made. I hustled VERY early in life, but boyyyy was it still a ball! 😂

Just sold in Patterson Park — closing #9 🔑 Congratulations to a dear friend of mine & fellow Realtor on her first home. We found an unbeatable deal where her mortgage is basically HALF of her rent. Check out the article in my bio: “Young, single, Black & female: the NEW face of Baltimore’s neighborhoods” I have witnessed in my professional & personal life the strategic decision of many young owners & investors start their portfolio in Baltimore because of its reasonably priced inventory that appreciate well & THRIVE as investment properties. My Baltimore investors typically cash flow the most. More than in any other area —by FAR. & they are easier to acquire Many DC/PG natives are transitioning north & staying there, taking advantage of DC wages but with Baltimore cost of living. Baltimore is creating even more public transit options like new light rail train & more frequent MARC trains to accommodate this shift. Baltimore often gets a bad rep for a “history” but ummmmm real ones know DC history is absolutely nooooo different just with a higher price tag & cost of living. (& faker people tbh lol) I negotiated for the seller to cover some closing costs & we used Maryland Mortgage Program for down payment assistance which caused DELAYS but we made it! Sold & closed! Sometimes deals just flow & close perfectly. Closing #8 🔑 I was about to say everything went in our favor with no hiccups but then I remembered well, we actually lost like 2 or 3 bidding wars prior to eventually find the RIGHT one. My client is only 24, a super bright & beautiful nurse from Virginia coming to the MD side.This angel had a very strong financial profile, was organized & was very coachable so I was very willing to give her the world if i could After some heartbreak, We found this spacious condo in a desirable area formerly owned by an Emmy winning filmmaker 🤭 in great shape. Her inspection report was one of the smallest ive ever seen. We didn’t have to compete like homes before and offer over asking or waive contingencies (yes it gets brutal in some areas) . We offered the asking price & ultimately ended up with immediate equity because it appraised higher. Repairs were completed & we closed on time. Seller paid my full commission. Just perfect! I had another client ask me last week: is it really this easy? & sometimes it is 😊 You deserve good things & good experiences without a catch. Also a reminder that what’s meant for you will always find you. If you have to fight & force it —maybe its just not your home. Im not saying you shouldn’t compete with other offers because in the DMV its kinda unavoidable but trust that your spirit will lead you home. That GRYPHON-BARCODE-SURFSIDE-WORK (in person) NEXT DAY combo was such an insane run. How did we pull that off I will never forget one specific Sunday, my girls & I were there literally 1pm-1am. WE STAYED ALL DAY through brunch, day party to the nightshow smhh😭 & THEN hit barcode after for a second. Another one sold — closing #7 🔑 A highly qualified & expectant mommy reached out around New Years to invest in her first home & this week, she got her keys right before her new daughter is expected to arrive 🩷 We faced many many many NO’s to get here at YES & YOURS. She was always open to a home that could use some work, had a solid budget but moreso needed to make sure her timing aligned with her delivery. Understood 🫡 While her income & credit certainly was strong, it was complex & multiple lenders rejected her application. We finally found one that approved us. We ultimately beat out multiple offers, offering over asking & removing the inspection contingency for this foreclosure property with over $30,000 in immediate equity & won the bid. We still conducted an inspection for info only purposes as she knew she was planning renovations anyway. The inspection actually still was relatively clean, thank God. But, the home was de-winterized (water not on for seasonal safety reasons) which also now posed an issue for the lender who had finally approved us 🫠 We had to pivot quickly, as we we’re only weeks from closing at this point & was very motivated to get this property. I made some calls & re-connected with the lender who did my personal home loan & restructured to a CONVENTIONAL RENOVATION loan which loops in her renovation costs into her mortgage instead of another side liquid expense. Even with multiple changes, we closed on time (rare in ALL cases, especially foreclosures) & before her new child arrives. You see the SOLD sign but never the testimonies behind it. & MANNNN i have stories for days. Yall have no fkn idea……. I have 10 other homes under contract right now & each of them have each of their own complexities. My role is to PROVIDE SOLUTIONS. Problems & roadblocks happen often. Imperfect people cannot build & sell perfect houses. However, it matters how you respond & readjust to “problems” to ultimately achieve your goal. Long story short, we made it happen. & on time at that. THANGGGGYA SOLD! 3 more closings on deck for the next week. I need some vodka & a hug😭🤞🏾

10 homes & families under contract as you read this. Ten. Including this one. 6 already closed since the year started, not including the 3 scheduled for next week That doesn’t happen by luck. Those results don’t happen by just wishing & hoping, especially in a market where the economy makes homeownership a sensitive topic for most. I make a conscious choice daily to become excellent in my craft. I took a risk & left my sales team late 2025 & have been a business of 1 for the past quarter & my business has amassed more motion than ever. I have sold multi millions in deals & have lost about a million as well. I’ve learned through trial & error what works in this competitive area, what risks are ahead, what buyers look for, what motivates sellers & how to get creative when writing offers to beat competition & win on both sides. I am quietly the backbone to many families’ life changing wealth decisions & I don’t take that lightly. I am still learning how to balance carrying so much for so many & also being fair to myself. Being a leader is a heavy & isolating experience & I have been a “leader” or “inspiration” pretty much my entire life & tbh Ive had to really learn how to offer my time, energy & expertise appropriately to those who actually deserve it & provide me some sort of reciprocal value. But im really proud. Proud of myself for investing in my own real estate a decade ago when I was honestly still a BABY, at 22. Proud of myself for leaving the tech industry cold turkey & supporting myself completely from a commission only income & never missing a bill. Proud of my business partners for constantly adapting with me & my clients constant priority changes & indecision. Proud of my clients who work hard & sacrifice for YEARS to call my phone so they find a place to call home. I really thank everyone for trusting me with an investment like this.
