WAVERLEY Straight frames save time, money, and headaches later. Timber framing isn’t just a box-ticking stage - the material you choose and the way it’s installed sets the tone for everything that follows. On this build we’re using LVL engineered timber for a reason: strength, consistency, and accuracy. Dead-straight frames mean faster progress on site, cleaner lines, and far less rework when trades like plastering come through. It’s one of those decisions that doesn’t always get seen at the end, but you feel the benefit in the speed, the finish, and the overall cost efficiency of the project.

WOOLLAHRA The hero moment of this attic bathroom is the arched dormer window positioned to frame the view, pulling light deep into the space and giving the bath a clear focal point. Interior Design @phoebenicol.interiors Photography @dave_wheeler

TARELLA A Woollahra terrace brought back to life, with a focus on making it work for everyday living. We retained the key heritage elements, working through the usual challenges that come with older homes to open it up and improve flow. The result is a home that feels comfortable and easy to live in. Every space has its place, and everything works as it should. Architecture @interlock.australia Interior Design @claudialambertinteriors Photography @lana.landsberry

WAVERLEY Spend where it’s seen. Simplify where it’s not. In my own home renovation, at the front we went with copper — the first thing you see when you approach the house. High impact, but used selectively so it carries the moment without blowing the budget. Behind that, it’s a different story. Standard Colorbond box gutters through the rear — cost- effective, reliable, and doing exactly what they need to do. Along the boundary, we worked with @zmhroofing on a custom solution to stay within constraints, without overcomplicating the build. Not everything needs a wow factor. The key is knowing where it matters — and putting the budget there.

WOOLLAHRA Working on a Woollahra home originally designed by the legendary Espie Dodds was equal parts daunting and exciting! Externally, we brought clarity to the façade and outdoor zones, tying everything together without losing the original character. Sleek steps lead down to the pool, with the levels and finish all aligning to make the transition feel effortless. An award-winning project by @smac_studio , one we were proud to help deliver. WAVERLEY Roof design isn’t just aesthetic - it’s cost, risk and build efficiency all in one. At the rear of this project, we used cliplock roofing, which is faster to install, fewer joins, lower risk of leaks and significantly more cost efficient. Installed in half a day! At the front, where it’s visible, we invested in standing seam with copper gutters. Higher cost, but a refined finish that elevates the street presence. It’s a simple principle: simplify what you don’t see, invest where it counts. And a huge thank you to ZMH Roofing, the details are amazing! @zmhroofing

POTTS POINT Bathrooms are always the trickies - small spaces and endless details. Every tile, joinery joint, and marble panel has to be perfect. But they’re also the most satisfying to nail. In this primary suite, the Oriental Gold marble and chequerboard floor come together to create a serene sanctuary. RANDWICK The most common issue in older homes? Moisture beneath your feet. We removed failing sandstone footings, underpinned, re-bricked, added a damp course, and redirected water with proper drainage. Then rebuilt the subfloor to breathe - ventilation in, moisture out. Done right, these hidden details protect the value of your home.
