Last week’s NYC Open House Takeaway: • Open house traffic declined week-over-week across most boroughs, with Manhattan and Brooklyn both posting notable decreases in average attendance. • Brooklyn continued to lead Manhattan in buyer activity at 2.70 parties per open house. • Zero-attendance open houses increased to 42.24%, indicating continued concentration of buyer activity among select listings. • My Roosevelt Island Open House had 4.5 parties

This mom-and-pop donut shop has been a Greenpoint staple for over 70 years (feels like you were in a time machine). Every morning, you’ll find the small space packed with regulars and tourists, all holding up their cash while they clamor for honey dip French crullers right out of the oven or a red velvet cake donut that borders on transcendent. While “red velvet” sounds like it might be slathered or stuffed with cream cheese frosting, it’s actually perfectly elegant: a simple ring with a tender red crumb, hand-dipped in glaze that clings to its slightly irregular shape.
The 20-odd varieties are baked daily starting at midnight, then served every morning as early as 4:30 by folks in mint-green and pink diner uniforms. This place is old school, and we sincerely hope it stays that way forever.
Yes, it’s still cash only, but you can order ahead with a credit card.

May Edition: Macy’s Flower Show
Folks flock to this annual floral-filled exhibition at Macy’s Herald Square, where jaw-dropping arrangements are on display for two weeks. The theme for this year’s installment is “Homegrown,” part of the nationwide celebration of America’s 250th birthday, “expressed through flowers, fiber and timeless handicrafts,” per Macy’s.
From Thursday, April 23 through Sunday, May 10, explore greenhouse-inspired installations, breathtaking bloom-filled planters, decorative stained-glass garden panels, sculptural fabric birds, yarn-wrapped trees and more in the immersive spring spectacle.

NY Times editor Luke Fortney has crowned MYKA as “line-worthy” frozen yogurt—and it’s easy to see why. This Madrid-born frozen yogurt sensation recently landed in Greenwich Village, and it’s been drawing crowds ever since. When I stopped by the other day and noticed the line was shorter than usual, I couldn’t resist jumping at the chance.
Welcome to neo-fro-yo. The plain frozen yogurt, made with tangy goat milk kefir, is far and away the most tart in town, with a slightly astringent aftertaste, like spooning Greek yogurt right out of the tub. All the fashionable toppings are made by the owner, Natalia Morales, who is trained in French pastry: flaky shreds of baklava, crunchy kataifi and bitter orange compote. Choose certain toppings, and they’ll be carefully dolloped onto the sides, preserving the architectural integrity of your yogurt tower. Others, like honey, harden into satisfying shells, the peak jutting out from the cup like Alfalfa’s cowlick in “The Little Rascals.”
