At the rear of the parlor floor, this sun-drenched kitchen opens to the garden, with a decidedly more relaxed feel than your typical city townhouse.
We skipped the island and brought in a late 1800s English mahogany console instead - paired with carved cane chairs and used as a work table for an owner who loves to bake.
The mix stays freehand: geometric textiles, trailing vine and floral wallpapers, and Mediterranean-inspired hand-painted tiles, layered with a sense of playfulness and ease.
Just off the hall, a wingback settee marks one of those easy coffee-and-a-book moments, any time of day.

Mood over opulence, timelessness over trend. The design ethos of Melissa Lee of Bespoke Only is defined by a "reverence for restraint, emotion and lived experience."
In the LUXE NEXT Class of 2026 designer's projects, every element is curated to evoke calm and warmth, but also introspection. As the New York-based talent puts it beautifully, she aims to create "designs that whisper, rather than shout."
Tactile materials, muted palettes and subtle contrasts all play into that goal.

The third floor of this townhouse was fully reconfigured into a generous primary suite. Spanning the full 20-foot width of the building, an immersive bathroom becomes a true indulgence anchoring the space - designed for a client who finds ritual in bathing.
The new layout is conceived as a continuous loop, allowing for ease of circulation and the simultaneous functioning of multiple zones. We enjoyed the exercise of rethinking the conventional bedroom–bath relationship through sequence and flow. See the last two slides for the before / after.
