Much like the Benjamin Franklin bifocals signage adorning our buildings, this project is a symbol of vision, advancement, and community. This next phase continues our commitment to creating a thoughtful, well-designed community in one of Columbus’ most creative and fast-growing neighborhoods.
Inspired by some of our favorite hotels, the goal is simple—deliver a comfortable, elevated living experience that feels both modern and welcoming. Located in the heart of the Franklinton Arts District, residents will be just steps from museums, music venues, restaurants, and the neighborhood’s DORA district.
Phase II will also include ground-floor commercial space anchored by a public fitness operator, helping connect the project to the surrounding community.

Construction is officially underway on Benjamin II Apartments, a four-story, 75-unit residential development at 511 W. Town St. in Franklinton. The project is a joint venture between @rockypointpartners and @bensonllc , and is located directly across from the original Benjamin Apartments.
The original Benjamin Apartments were taken over and significantly improved by Benson Capital in 2024, helping stabilize and elevate the property and setting the stage for the second phase now under construction.

The project replaces former industrial buildings and continues the neighborhood’s momentum as one of Columbus’ most active redevelopment zones.
