Happy Friday, everyone!
Today's treat is a peek at Keith's latest project, straight from our shop.
He's painstakingly replicating rotting newel posts and decorative flat-sawn balusters for the porch of an 1892 Queen Anne Victorian in NW Portland - and loving it.
Beverly brought the design team out to take a closer look at his progress - check it out!
FREE - A must-see presentation for anyone considering a remodel in their older home: join us for "Planning Your Remodel with the Whole House in Mind".
This event is designed for homeowners of older or historic homes who are considering a remodel—whether you’re ready to begin or simply exploring what’s possible.
Remodeling an older home often starts with one space—a kitchen, a bathroom, or a need for more room. But in homes built decades ago, those decisions rarely stand alone. This presentation explores how to plan for the full picture, even if your project unfolds over time.
Hosted by Arciform at @lovettdecon , this session focuses on how to approach remodeling as a long-term strategy. We’ll share practical insight into how early decisions influence what comes next, and how to create a cohesive plan across multiple phases.

A super cool bathroom for a super cool client. Her sweet 1909 Bungalow in Sellwood is a special place, from sill plate to ceiling. Every room is thoughtfully considered and graced by colors, textures and items that hold meaning to her.
This second floor bath was a WC. We expanded it into the adjacent room to make space for a shower with a handy bench under the eave. Beautiful tile, an added skylight, and a soothing color palette is makes this a wonderful place to wake yourself up or wind down after a long day.

A first for Portland as well as celebrated Architect, Folger Johnson: 1838 SE Harrison is Johnson’s debut design, making it his first for Portland. The home is lavishly appointed with architectural details and original special touches. The current owners have spent almost 3 decades restoring and preserving the home. The home is surrounded by lawns, covered porches, patios and a grape arbor, all accented by mature blooming old-world plantings. The incognito ‘modern’ kitchen was designed to look as if it was original from 1910. The re-built Wedgwood stove was sourced in LA. The kitchen even has an enclosed back porch, complete with milk delivery door! Just off the kitchen porch is a culinary garden, brimming with mature herbs and vegetables.
The attached garage is cloaked in a majestic wisteria, making it one of the most photographed homes in the neighborhood. Centrally located across from the east rose garden in Ladd’s Addition, and .3 mile to the conveniences and locally owned businesses of SE Hawthorne and Division streets.
This home barely hit the market the last time it was for sale in 1999 and we are hoping the next buyer falls in love just as quickly as the current longtime owners.
We are open tomorrow from 11-2 for those of you who are architectural geeks, like us, or who have a passion for preservation.
It is such an honor to present properties like this to the market and see the look of awe and wonder in people’s faces when they walk through and marvel at the quality of materials and artisanal craftsmanship, which is a rare, lost art with the fast built homes of today. A special thanks to for replacing a plumbing stack and protecting the cherished original tile and plumbing fixtures. Thank you for your passion for preserving these 100+ year old works of art for our city. #historicportland #ladssaddition #preservation# Portland real estate #architecture

The 1916 John and Ellen Bowman House is an Irvington landmark designed by Ellis Lawrence. We had the honor to help restore and remodel this home, a blend of Colonial Revival order and Craftsman warmth, for our clients.
Our designers, project managers, carpenters and cabinet makers focused on creating spaces that look like they'd always belonged while supporting how a family lives today. We went through Portland’s Historic Review process for our scope: kitchen, sunroom, WC, mudroom, main bath, 2nd floor bath, and attic bath.
Original cabinetry was carefully preserved and used as a reference point for custom cabinetry built in our woodshop.
The kitchen expanded into the butler’s pantry for better connection to the backyard & improved flow. A tiled mudroom made moving from the house to the yard a tidier, more seamless process and has radiant heating. A new bench in the sunroom made the most of the view from the bay window.
A charming WC was created under the stairs and features a preserved original wood tank toilet, petite sink with separate hot and cold taps and foiled wallpaper.
Upstairs, a sewing room was incorporated into the main bath, making it roomy enough for a shower, clawfoot tub, WC and twin sinks and maximizes natural light. The hall bathroom was restored using its original tile, and in the attic, the guest bath has new casement hardware on existing windows, new floor and wall tile and new light fixtures.
